About KAIA Koh Phangan

KAIA Koh Phangan is an ultra-luxury beachfront resort on the northeastern coast of Koh Phangan, Thailand. It is the island's first high-end tented resort, offering immersive outdoor hospitality in a natural setting with ocean views and sustainable design.

About the Role

We are seeking an experienced Accounting Manager to oversee financial operations across the pre-opening and operational phases. The role ensures financial accuracy, effective controls, system implementation, and supports budgeting, forecasting, and compliance.

Key Responsibilities

1. Pre-opening

Finance Setup & Compliance

  • Collaborate with Corporate Asset Management and the Resort Manager to establish the chart of accounts and financial reporting structure
  • Translate and implement KAIA standards, policies, and controls within the Finance function
  • Develop and document accounting policies, procedures, and internal controls
  • Ensure compliance with local regulations and company requirements

Systems & Process Implementation

  • Support the setup and implementation of accounting and financial systems
  • Coordinate necessary customization and integration with PMS, POS, and inventory systems
  • Establish financial workflows, approval processes, and reporting structures

Budgeting & Financial Planning

  • Assist in preparing the pre-opening budget
  • Track expenses against budget and report variances
  • Support forecasting and financial planning activities

Team & Stakeholder Coordination

  • Participate in recruitment and training of Finance and Accounting team members
  • Coordinate with internal departments and project teams on financial processes

Interim Purchasing & Receiving

  • Assume interim responsibility for Purchasing and Receiving of OS&E and FF&E
  • Coordinate procurement processes, including quotations, purchase requests, purchase orders, and delivery tracking
  • Work closely with project management and department heads to schedule and verify deliveries
  • Oversee receiving processes, ensuring accurate documentation and reconciliation
  • Maintain OS&E and FF&E registers in accordance with accounting policies
  • Implement stock control and storage procedures to safeguard assets

2. Resort Operations

Finance & Accounting

  • Maintain a thorough understanding of the resort's financial reporting structure and general ledger
  • Ensure accurate and timely month-end, quarter-end, and year-end closing
  • Oversee bank reconciliations, payment processing, and cash management
  • Support budgeting and forecasting processes
  • Monitor departmental financial performance and cost controls
  • Coordinate audit activities and ensure compliance
  • Supervise Accounting and General Ledger functions

Purchasing, Inventory & Cost Control

  • Transition interim purchasing duties to an oversight role once a dedicated Purchasing function is established
  • Oversee inventory and cost control processes, including stock counts and variance reconciliation
  • Review and approve purchase orders and supplier invoices within delegated authority

Budgeting, Forecasting & Financial Analysis

  • Support preparation of annual operating budgets and CAPEX plans
  • Prepare rolling forecasts and financial outlooks
  • Provide financial analysis and performance insights

Leadership & General Responsibilities

  • Lead, guide, and develop Finance team members
  • Foster a culture of accuracy, integrity, and service excellence
  • Support sustainability and responsible financial practices
  • Perform other duties as assigned

Education

  • Bachelor's degree in Accounting, Finance, or related field
  • Professional certification (CPA or equivalent) is highly desirable

Experience

  • Minimum 5 years experience in Accounting or Finance
  • Experience in hospitality, resort, or luxury environments preferred
  • Pre-opening experience is a strong advantage

Skills

  • Strong understanding of accounting principles, financial reporting, budgeting, forecasting, and cash flow management.
  • Familiarity with hospitality accounting systems and PMS/POS integrations.
  • Excellent attention to detail with strong analytical and problem-solving skills.
  • Demonstrated leadership and team management capabilities.
  • Effective communication skills in Thai and English.
