Aboutthe Role
Weare looking for an Analyst to support the CBRE Hotels & Hospitalityinvestment sales and advisory team in obtaining andexecuting brokerage mandates. Conducting and documenting moderate level hotelfinancial analysis, as well as researching and writing business development andproperty marketing documents.
What You'll Do
- To gather appropriateresearch data, financial reports, third-party studies, and other due diligencematerials such as title deeds in accordance with project requirements.
- To conduct fieldvisits of properties and submarkets.
- To analyse gathereddata and interpret it in the context of the project (e.g. reconcile hotelfinancial statements, prepare income summary statements, and benchmark propertyfinancial performance against proprietary databases and/or field research).
- Through discussionwith supervisor and colleagues, prepare appropriate financial projections forreview using both the proprietary models and/or excel spreadsheets.
- To conduct investmentanalysis for hotel properties utilizing various methodologies such asDiscounted Cash Flow, Direct Capitalization, Cost, and Sales Comparisonapproaches.
- In conjunction withsupervisor, to produce well-written and persuasive sections of proposaldocuments and marketing materials. Within three months of joining, analyst willbe expected to be capable of producing whole or large parts of a report to ahigh standard.
- During the course ofan asset sale process, to organize and facilitate the distribution of specificdue diligence materials to potential buyers.
- Over the phone and inperson, to present preliminary information about hotel opportunities topotential buyers and to answer basic questions about due diligence materials.
- To maintainappropriate contact with clients through the preparation of regular reportingdocuments during marketing efforts as required.
- To track clientintelligence via the maintenance of various internal databases.
- To engage in operatorselection processes, with a particular focus on RFPs, and HMA terms andconditions.
What You'll Need
- Bachelor's or Master'sdegree in any related fields.
- Experience in hotel orserviced apartments P&Ls, financial analysis, or revenue management wouldbe advantageous.
- Requires stronganalytical and quantitative skills and ability to comprehend, analyse andinterpret complex financial information and transactions.
- Knowledge of hotelfinancial statements, as well as real estate valuation terms and concepts,strongly preferred.
- Ability to effectivelypresent information in written and verbal form to clients, both internal andexternal and ability to provide efficient, timely, reliable and courteousservice to customers.
- Ability to maintainand update industry knowledge for use in project-related work andprofessionally represent the firm as international experts in hospitality.
- Well-developed ITskills, with specific knowledge of Microsoft Excel and PowerPoint.
- Strongorganization skills and must be detail-oriented, able to multi-task and work onmultiple projects.
- Excellent written andverbal communication in Thai and English is required.
