Job Purpose
The Asset Performance & Data Analyst supports the Chief of Building Management by analyzing operational, rental, and commercial data to improve occupancy, optimize space utilization, and enhance revenue performance.
The role focuses on practical data insights that directly increase income, improve cost control, and strengthen Charoensin Asset's competitiveness in the property market.
Main Responsibilities
1. Building Performance Monitoring
- Track and analyze occupancy rate, rental income, tenant turnover, and vacancy trends.
- Monitor revenue per square meter and identify underperforming areas.
- Develop a monthly building performance dashboard.
- Standardize KPI reporting format across properties.
2. Revenue Optimization Analysis
- Analyze rental pricing compared with competitors.
- Identify opportunities to adjust pricing strategy.
- Evaluate underutilized areas for new revenue concepts (retail kiosks, event space, parking optimization).
- Support feasibility analysis in collaboration with the Finance team.
3. Cost & Efficiency Analysis
- Analyze utilities, maintenance, and operational cost trends.
- Identify inefficiencies and propose cost-saving initiatives.
- Support the Chief in cost control initiatives using historical data trends.
4. Market & Competitor Intelligence
- Collect competitor rental data and market positioning.
- Prepare benchmarking reports quarterly.
- Monitor real estate trends impacting rental performance.
5. Data Governance & System Improvement
- Improve the data collection process across buildings.
- Ensure data accuracy and consistency.
- Develop simple automated reports using Excel / BI tools.
- Coordinate with Finance and Leasing teams to validate financial data.
6. Strategic Support
- Provide scenario analysis for new initiatives.
- Support annual budget preparation with historical data analysis.
- Assist the Chief in preparing data-driven presentations for management.
Qualifications:
- Bachelor's degree in Business Analytics, Finance, Economics, Statistics, or related field
- 35 years experience in data analysis, business intelligence, or financial analysis
- Experience in property or real estate sector is an advantage
- Strong Excel skills (Pivot, Power Query, Dashboard)
- Experience with Power BI / Tableau preferred
- Analytical mindset with strong business understanding
- Able to present data clearly to management
