Job Description

The Associate Director of Revenue Shama Serviced Apartments is responsible for leading and overseeing revenue performance, strategy, and commercial execution across all Shama properties within the portfolio.

The role works closely with the Vice President Operation Shama and property General Managers to drive topline performance, optimize pricing and demand strategies, and ensure alignment with brand and group revenue objectives.

While operationally embedded within the Shama brand, this position reports directly to the ONYX Corporate Revenue Department and serves as the key revenue authority for Shama, ensuring consistency in forecasting, systems, and governance across existing and future properties.

The role also plays a critical part in new Shama projections, pre-opening support, and long-term revenue planning.

Key Responsibilities

1. Area Revenue Leadership Shama

  • Lead revenue strategy and performance across all Shama serviced apartment properties.
  • Act as primary revenue partner to the VP Operations Shama.
  • Guide property teams on pricing, demand management, and revenue optimization.
  • Ensure alignment between Shama strategies and corporate revenue principles.

2. Revenue Performance & Forecast Management

  • Oversee property-level forecasts, budgets, and rolling projections.
  • Consolidate and analyze portfolio performance (Occupancy, ADR, RevPAR, RGI, segment mix, length of stay).
  • Identify risks and opportunities versus budget and drive corrective actions.
  • Lead preparation of revenue performance reviews and senior management presentations.

3. Pricing, Segmentation & Distribution Strategy

  • Define pricing frameworks, promotional strategies, and tactical offers.
  • Ensure rate integrity across brand.com, OTAs, wholesale, and corporate channels.
  • Collaborate with Distribution, Sales, and Marketing to optimize channel mix and profitability.
  • Support long-stay and serviced apartmentspecific demand strategies.

4. New Projects & Pre-Opening

  • Lead revenue projections and demand modeling for new Shama developments.
  • Support feasibility studies and long-term revenue planning.
  • Oversee pre-opening revenue setup, including systems configuration, pricing structures, and reporting standards.
  • Ensure smooth transition from pre-opening to live operations.

5. Systems, Governance & Reporting

  • Ensure compliance with group standards across RMS, Opera Cloud, SynXis, and related systems.
  • Oversee data integrity, reporting accuracy, and forecasting discipline.
  • Standardize dashboards and performance tracking tools.
  • Act as escalation point for complex revenue system or data issues.

6. Coaching & Collaboration

  • Provide leadership and guidance to property Revenue Managers.
  • Promote consistency and best practices in revenue management execution.
  • Support training initiatives and brand-level workshops.
  • Foster strong collaboration between Corporate Revenue, Operations, Sales, Marketing, and Distribution.
