Job Description

To oversee and strategically manage all operations related to new branch establishment (Branch Setup) and the upkeep of existing locations (Maintenance). The primary goal is to ensure seamless operational continuity, maintain consistent organizational standards nationwide, and empower Business Units (BUs) to achieve growth targets through efficient and scalable infrastructure management.

Key Responsibilities:

1. Strategic Planning & Expansion

• Develop and execute branch expansion strategies, prioritizing projects in alignment with corporate objectives.

• Oversee and manage CAPEX/OPEX budgets for construction, renovation, and maintenance to ensure optimal ROI.

• Direct the Newsite & Design teams on architectural approvals, BOQ/Specification accuracy, and project timelines to ensure on-time store openings.

2. Maintenance & Operations

• Implement a proactive Preventive Maintenance (PM) framework across all branches to minimize operational downtime.

• Supervise Corrective and Emergency Maintenance to ensure strict adherence to established SLAs (e.g., 24-48 hour resolution).

• Manage the Support team in overseeing cost control, payment processes, and the maintenance of the Asset Register.

3. Quality Control & Standardization

• Define and enforce unified construction and design standards across all brands for every new branch.

• Develop and continuously improve Standard Guidelines and Checklists for construction, mechanical/electrical systems, and interior decoration.

4. People Management & Development

• Lead and manage the entire department (Newsite, Maintenance, and Support), establishing clear organizational structures and KPIs.

• Upskill the Design team (Branding/Cost awareness), Engineering/Foreman teams (Quality/Punctuality), and Maintenance Technicians (PM Systems/Data-driven maintenance).

5. Reporting & Executive Alignment

• Consolidate expansion performance reports (opening volume, budget utilization, status) and maintenance expenditure, while proposing systematic cost-reduction plans.

• Collaborate closely with the CEO and Business Unit leaders to ensure physical locations are fully equipped to support aggressive growth strategies.

Qualifications:

• Education: Bachelor's or Master's degree in Engineering (Civil, Mechanical, Electrical), Architecture, Project Management, or a related field.

• Experience: * Minimum of 8–10 years in Branch Setup, Expansion and Facilities, Branch Maintenance within multi-site industries (e.g., Retail, Banking, F&B).

• At least 8 years of experience in a senior leadership or people management role, overseeing large-scale expansion projects.

Technical Skills:

• Comprehensive Project Management skills (Time, Cost, Scope, and Quality).

• Deep technical knowledge of construction, MEP (Mechanical, Electrical, and Plumbing) systems, and building safety standards.

• Expertise in Facility/Asset Management, including PM planning and SLA enforcement.

• Strong Financial Acumen (CAPEX / OPEX) with expertise in cost control and procurement processes.

Soft Skills:

• Proven ability to lead and develop multi-disciplinary teams.

• Strategic thinking with a systematic approach to problem-solving.
