We are looking for a dynamic, detail-oriented Business Development Executive to support our retail expansion and lease renewal strategy across Thailand. This role is ideal for someone early in their career who wants to build deep exposure in retail real estate, leasing, and store expansion within a fashion/lifestyle environment.

Key Responsibilities

Market Research & Insights

  • Identify emerging retail locations, malls, and high-potential neighborhoods across Thailand
  • Analyze footfall trends, mall performance, and competitor activity in fashion & lifestyle retail
  • Prepare simple, actionable reports to support expansion decisions

Site Sourcing & Store Evaluation

  • Support site scouting and shortlisting for new store openings
  • Visit malls and high streets to assess layouts, visibility, and brand fit
  • Prepare site evaluation checklists, presentations, and approval documents

Lease Coordination & Renewals

  • Track lease expiry timelines across the store portfolio
  • Coordinate with landlords, mall management teams, and brokers for renewals
  • Prepare comparison sheets, proposals, and documentation for negotiations

Project & Cross-Functional Coordination

  • Support the Expansion Manager on timelines, follow-ups, and store readiness
  • Coordinate with design, operations, and internal teams to ensure smooth store handovers

Stakeholder & Vendor Management

  • Build strong working relationships with mall teams, property agents, and partners
  • Coordinate meetings, prepare documents, and ensure timely follow-ups

What We're Looking For

  • Diploma or Bachelor's degree in Business, Real Estate, Retail Management, or related fields
  • 1–3 years of experience in retail operations, leasing support, fashion/lifestyle retail, or business development
  • Good understanding of the Thailand retail landscape (malls, high streets, local & international brands)
  • Strong communication and coordination skills; confident, friendly, and professional
  • Energetic, proactive mindset with a genuine passion for fashion and retail
  • Highly organized, detail-oriented, and comfortable managing multiple tasks
  • Experience in site evaluation, store openings, or leasing is a plus
