Key Responsibilities
Property Acquisition & Supply Development
- Source and acquire residential and commercial properties through owners, developers, brokers, and strategic partners.
- Identify properties that align with current market demand and business priorities.
- Build and maintain a consistent and high-quality listing pipeline.
Owner & Partner Relationship Management
- Establish and maintain strong relationships with property owners, developers, and key suppliers.
- Act as the primary point of contact for owners throughout the listing lifecycle.
- Continuously expand sourcing channels through relationship building and partnership development.
Listing Shelf Life & Performance Management
- Manage listing shelf life to ensure properties are transacted within the company's defined sales cycle.
- Group and position listings based on current market demand, target segments, and buyer behavior.
- Initiate and coordinate pricing strategies, promotions, and campaigns to improve listing performance.
- Monitor listing movement and take proactive actions for underperforming properties.
- Ensure continuous replenishment of property supply while optimizing the performance of existing listings.
Negotiation & Listing Agreements
- Negotiate listing terms, pricing, commission structures, and contract conditions with property owners.
- Review and manage listing agreements in accordance with company policies and commercial objectives.
- Support resolution of issues related to listing terms, documentation, or performance.
Market Insight & Opportunity Identification
- Monitor property market trends, pricing benchmarks, and competitive supply.
- Identify supply gaps and new sourcing opportunities in line with market demand.
- Provide insights to support pricing, promotion, and acquisition strategies.
Cross-functional Collaboration
- Work closely with Inquiry Acquisition, Sales, Marketing, Business Development, and Operations teams.
- Align property supply with demand planning, campaigns, and conversion priorities.
- Ensure smooth handover and collaboration across teams to maximize listing success.
Reporting & Performance Tracking
- Track property inflow, listing lifecycle status, and performance metrics.
- Prepare regular reports on listing health, shelf life, and acquisition effectiveness.
- Maintain accurate and up-to-date data in CRM and property management systems
Qualifications
- Bachelor's degree in Real Estate, Business Administration, Marketing, or related fields.
- Minimum 37 years of experience in property acquisition, listing, brokerage, FMCG or related commercial roles.
- Strong experience in property sourcing, owner negotiation, and listing management.
- Good understanding of real estate market dynamics, pricing, and demand cycles.
- Strong commercial mindset with the ability to balance supply growth and performance optimization.
Preferred Qualifications
- Experience with property agents, real estate platforms, or developers.
- Existing network of property owners or suppliers is a strong advantage.
