Business Development Manager – Real Estate (Housing and Condominuim)
1. Market Research and Business Opportunity
- Conduct market research and analyze real estate trends, customer demand, competitor projects, pricing, supply, and market absorption.
- Identify potential business opportunities and suitable locations for new residential or mixed-use developments.
- Monitor economic conditions, infrastructure development, government policies, and other factors affecting the property market.
- Prepare market intelligence reports and recommendations for management decision-making.
2. Project Feasibility and Investment Analysis
- Conduct preliminary and detailed feasibility studies for potential real estate development projects.
- Develop financial models covering project revenue, development costs, cash flow, profit margin, ROI, IRR, NPV, payback period, and sensitivity analysis.
- Coordinate with Finance, Construction, Design, Sales, Marketing, Legal, and other relevant teams to obtain assumptions and validate project information.
- Evaluate project risks and recommend appropriate investment and development strategies.
- Prepare investment proposals and presentation materials for management and relevant approval committees.
3. Land Acquisition
- Source and identify potential land plots that align with the Company's development strategy and investment criteria.
- Build and maintain relationships with landowners, property agents, brokers, consultants, and relevant government authorities.
- Conduct initial site assessments covering location potential, accessibility, surrounding developments, infrastructure, land shape, and development restrictions.
- Negotiate land prices, commercial terms, payment conditions, and other key transaction terms with landowners and agents.
- Coordinate the preparation of Letters of Intent, sale and purchase agreements, and other land acquisition documents.
- Manage and monitor the land acquisition process through to completion and ownership transfer.
4. Land and Legal Due Diligence
- Coordinate land due diligence, including verification of title deeds, ownership, mortgages, encumbrances, easements, rights of way, access roads, and other legal restrictions.
- Assess applicable land-use and property development requirements, including city planning, zoning, building control, environmental regulations, land allocation requirements, and other relevant laws.
- Work closely with Legal, external consultants, surveyors, architects, and government authorities to identify and resolve land-related issues.
- Ensure that potential land acquisitions comply with the Company's legal, commercial, and investment requirements.
5. Product and Project Development
- Develop initial project concepts and product positioning based on market demand, target customers, competitive landscape, and site potential.
- Recommend appropriate product types, unit mix, selling prices, project facilities, and development phasing.
- Collaborate with Design, Construction, Sales, and Marketing teams to ensure that the proposed product is commercially viable and aligned with market needs.
- Review project performance and recommend adjustments to product strategy, pricing, or development plans when required.
Qualifications
- Bachelor's degree or higher in Real Estate, Finance, Economics, Business Administration, Architecture, Engineering, Urban Planning, or a related field.
- At least 7 years of experience in real estate business development, project feasibility, investment analysis, land acquisition, or property development, with at least 2 years in a managerial role.
- Proven experience in residential property development, particularly condominium or housing projects.
- Strong knowledge of real estate feasibility studies, financial modelling, and investment analysis.
- Good understanding of land acquisition processes, land title deeds, property due diligence, city planning, zoning, building control, and other relevant real estate laws.
- Strong negotiation, analytical, problem-solving, and stakeholder management skills.
- Proficient in Microsoft Excel and PowerPoint, particularly in financial modelling and investment presentations.
- Good command of written and spoken English.
- Able to travel to inspect potential land plots and project locations as required.
