Key Responsibilities:
- Strategic Site Acquisition: Identify and secure prime locations in leading shopping malls and high-traffic areas. Conduct site inspections and feasibility studies to ensure locations align with brand positioning.
- Mall Liaison & Partnership (External PIC): Serve as the primary point of contact for mall developers (e.g., CPN, Central, The Mall, Robinson). Build and maintain strong relationships to ensure priority access to premium spaces.
- Lease & Contract Negotiation: Lead negotiations for lease terms, rental rates, and service conditions to achieve the best commercial outcomes for the company.
- Project Coordination (Internal PIC): Act as a bridge between internal departments (Operations, Marketing, Design, and Construction) and external partners to ensure seamless store openings on schedule.
- Commercial Analysis: Analyze market trends, competitor movements, and financial projections (P&L/ROI) for each new site to support investment decisions.
- Account Management: Manage and monitor existing lease agreements, renewals, and relocations to optimize the store portfolio performance.
Qualifications:
- Bachelor's degree in Business Administration, Marketing, or a related field.
- At least 3–5 years of experience in Retail Expansion, Leasing, or Business Development, specifically within the F&B or Quick Service Restaurant (QSR) industry.
- Strong Network: Proven connections and a solid track record of dealing with major mall developers in Thailand.
- Stakeholder Management: Exceptional interpersonal skills with the ability to manage expectations between internal teams and external business partners.
- Negotiation Skills: Highly persuasive with a sharp eye for commercial details in legal contracts.
- Result-Oriented: Ability to manage multiple projects simultaneously under tight deadlines.
- Preferred Qualification: Experience in managing diverse business investment models or third-party partnership frameworks is a plus.
