Job Overview
We are seeking a strategic and results-driven Construction Manager to lead our construction department. Based in Bangkok or Pattaya, you will oversee the entire construction portfolio across our expanding locations. This is a leadership role focused on high-level project governance, financial oversight (CAPEX/OPEX), and the successful delivery of premium commercial spaces.
You will be responsible for defining construction standards, managing high-level contractor relationships, and ensuring that the company's expansion goals are met through efficient project lifecycles.
Key Responsibilities
- Lead the full project lifecycle from initial bidding and contractor selection to final renovation and maintenance.
- Take full ownership of CAPEX and OPEX management. Drive cost-efficiency through strategic sourcing and rigorous budget monitoring without sacrificing the brand's luxury standards.
- Supervise Site Engineers and external project teams, providing technical guidance and ensuring accountability across all active sites in BKK and Pattaya.
- Collaborate directly with the Design Department to ensure brand consistency and with Location Expansion to align construction timelines with lease agreements.
- Develop and implement standardized construction protocols, safety manuals, and quality checklists to be used across all new store launches.
- Identify potential construction risks or delays early and implement mitigation strategies to ensure projects are delivered on schedule.
- Build and maintain a robust network of premium contractors and suppliers, negotiating long-term contracts to ensure quality and reliability.
- Work closely with the Project & Setup Department to ensure a seamless transition from construction site to operational business, ensuring all systems (including IT integration) are fully functional.
Qualifications & Requirements
- Bachelor's or Master's degree in Civil Engineering, Architecture, or Construction Management.
- 8+ years of experience in construction management, with at least 3 years in a leadership/senior role. Experience in luxury retail, high-end hospitality, or premium entertainment venues is highly preferred.
- Advanced knowledge of project management software (MS Project, Primavera, or similar).
- Strong expertise in structural engineering, interior fit-outs, and MEP (Mechanical, Electrical, and Plumbing) systems.
- Comprehensive understanding of Thai building regulations and permit processes.
- Proven ability to manage multiple large-scale projects simultaneously and lead diverse technical teams.
- High level of English and Thai proficiency is essential for communicating with international stakeholders and local contractors.
