Position Objective
To define and drive the commercial area management strategy across PTC fuel and gas stations nationwide. The role is responsible for managing leasing standards for tenants, merchants, and affiliated companies, analyzing business opportunities, and driving Non-Oil revenue growth to enhance overall station profitability.
Key Responsibilities
- Define and lead overall strategic direction, policies, and operational guidelines for commercial area management in alignment with corporate vision, mission, and business objectives.
- Develop and execute commercial leasing strategies, tenant promotion plans, and Non-Oil revenue initiatives to maximize commercial space performance nationwide.
- Analyze business opportunities related to commercial space utilization, tenant mix optimization, and efficient branch expansion.
- Oversee the recruitment, selection, and evaluation of tenants to ensure alignment with defined standards and commercial objectives.
- Monitor and control sales performance, operational standards, and compliance of tenants within commercial areas.
- Lead and maintain tenant relationship management to ensure long-term partnerships and optimal commercial outcomes.
- Oversee lease negotiations, renewals, and annual commercial space planning across all locations.
- Support and drive performance of Non-Oil businesses and affiliated companies to achieve revenue targets.
- Establish strategies to build strategic partnerships and expand commercial business ecosystems within service stations.
- Identify opportunities for business development and revenue growth from existing tenants and commercial partners.
Qualifications (Mandatory)
- Bachelor's degree or higher in Business Administration, Marketing, or related fields.
- More than 15 years of professional experience, with at least 5 years in senior leadership roles in sales or commercial management.
- Must have experience in managing commercial leasing across multiple branches nationwide.
- Must have experience in community mall leasing and commercial area management.
- Strong expertise in commercial leasing, tenant management, and Non-Oil revenue development.
- Excellent strategic thinking, leadership, negotiation, and stakeholder management skills.
