This position is part of the senior leadership of the Minor Hotel Group, requiring the services of a highly experienced individual who has considerable knowledge of hotel operations and practices in the areas of construction, design and building renovation, knowledgeable in architectural, interior, structural, mechanical, plumbing & electrical systems. Incumbents are often responsible for managing multiple projects simultaneously. Protecting the interests and assets of the organization by ensuring to deliver the project on time, on budget with high quality and compliance to Hotel Technical and Design standards.
Work is typically accomplished through interaction and working closely with design consultants, project managers, quantity survey, contractors, suppliers, and the hotel operation teams to ensure compliance with Hotel's standards and to the best benefits to Minor. Acts as the lead in managing all projects for both new construction and renovation. Familiarity with legal processes on submission to authorities, apply for hotel license, apply for EIA and all related issues. Familiarity with computerassisted design, drafting and project management software applications is required.
Working closely with the SVP and VP of Project Development. Ensure projects are developed to meet or exceed company standards within budget and time frame.
1. Planning, Design and Budget
- Produce construction budgets & schedules.
- Manage projects independently.
- Manage the Project Development team Reviews, approves, and comments on conceptual, schematic, design development and construction drawings submitted for Minor's approval by architects, interior designers, and design consultants; verifies standard details, space planning drawings and internal functional/quality standards are incorporated appropriately into the design and ensures that potential problem areas are identified and addressed early on so that timely corrective action can be taken.
- Advises on procurement strategy Negotiates fees and contracts with vendors for the best benefits of Minor.
- Conducts and chairs tender interviews and tender negotiation.
- Comment and approve for all design related issues inclusive of esthetic, functional and technical aspects.
- Submit weekly/monthly project reports.
- Coordinate project tasks on site, work closely with construction teams Work closely with participated consultants (Architect, Interior designer, Structure engineer, MEP consultant, etc.)
2. Management Function
- Provides guidance and counsel to subordinates and provides them with on-the-job training towards attainment of high levels of technical proficiency; may reviews contractual materials, design materials, budgets/expense forecasts and/or other work products for accuracy.
- Effectively plan developmental workflow and ensure that all subordinates are in line to assist with fulfilling responsibilities in a timely manner.
- Motivate and train subordinates in being detailed and innovative in their work to better improve the product. Create energetic atmosphere and build up teamwork.
Qualifications :
- Degree in Architecture or Engineering with Project Management, Construction Management skills at least 10 years of experience in Hotel/Resort construction and development.
- Experience in Asia and Asian country building codes Experience in controlling large scale projects, budgets, and schedules.
