Role Purpose

The Director of Sales & Marketing is a senior commercial leader with a primary responsibility for driving revenue growth and sales performance and secondary responsibility for leading datadriven digital marketing campaigns for Royal Phuket Marina (RPM).

This role owns the endtoend sales funnel, from lead generation and pipeline management to negotiation, closing, and client retention, while ensuring RPM remains highly discoverable, relevant, and competitive in an AIdriven digital environment where customers increasingly rely on AI search engines rather than traditional organic search.

Key Responsibilities

A. Sales Leadership & Revenue Growth

Sales Strategy & Commercial Performance

  • Develop and execute comprehensive sales strategies aligned with RPM's business objectives and GM direction.
  • Own and drive revenue across all RPM business verticals:
  • Marina services (wet berths, dry stack, hardstand, fuel, harbour fees)
  • Residential sales and rentals
  • Commercial and retail leasing
  • Events, memberships, and lifestyle services
  • Lead pricing strategy, promotions, incentives, and yield optimisation in collaboration with Finance.

Sales Operations & Pipeline Management

  • Own the full sales cycle from enquiry to contract signing and handover.
  • Ensure disciplined CRM usage with accurate tracking of:
  • Leads and enquiries
  • Conversion ratios
  • Sales pipeline value
  • Forecast accuracy
  • Provide reliable monthly and quarterly sales forecasts.

Team Leadership & Performance Management

  • Lead, coach, and develop Sales, Leasing, and Sales Support teams.
  • Establish clear KPIs, performance dashboards, and accountability frameworks.
  • Drive a highperformance, resultsoriented sales culture.

Client Relationship & Key Account Management

  • Manage strategic clients, investors, brokers, and partners.
  • Ensure strong client retention, satisfaction, and longterm value creation.

B. Marketing, Brand & Digital Enablement

Content Management & AIEra Discoverability

  • Ensure the right content is developed, structured, and published online to support discoverability in AI search engines.
  • Oversee keyword and topic tagging, content relevance, and consistency to ensure RPM is discoverable where customers search using AI tools.
  • Ensure content aligns with RPM's brand, commercial priorities, and sales objectives.

Website & Social Channel Management

  • Ensure RPM's website and social media channels are continuously updated and refreshed with relevant content, images, and campaigns.
  • Oversee content scheduling, updates, and optimisation to support sales leads and brand positioning.

Event Management

  • Lead and oversee RPM events as strategic commercial and branding tools.
  • Ensure events support:
  • Lead generation
  • Client engagement and retention
  • Brand visibility and partnerships

Leads & Client Database Management (Data Privacy Focus)

  • Oversee management and upkeep of leads and client databases.
  • Ensure full compliance with Data Privacy laws (PDPA / GDPR where applicable).
  • Establish clear consent management processes to enable lawful use of data for:
  • Sales followups
  • Marketing campaigns
  • Event invitations and special RPM celebrations
  • Ensure data is structured for longterm strategic use.

Key Performance Indicators (KPIs)

  • Revenue growth and profitability by business unit
  • Sales pipeline value, conversion rates, and closing ratios
  • Forecast accuracy and yield optimisation
  • Client acquisition, retention, and satisfaction
  • Effectiveness of digital content in supporting leads and visibility
  • Event ROI and lead generation outcomes

Qualifications & Experience

Education & Experience

  • Bachelor's degree in Business, Sales, Marketing, Real Estate, or related field.
  • MBA or equivalent postgraduate qualification is an advantage.
  • Minimum 1015 years of senior sales leadership experience, preferably in:
  • Luxury real estate
  • Hospitality
  • Marina, yachting, or mixeduse developments
  • Proven track record of driving revenue growth and leading highperforming sales teams.

Digital & AIDriven Marketing Skills

  • Strong digital marketing knowledge, including:
  • Google Analytics
  • Facebook / Meta Marketing
  • Performance and datadriven marketing
  • AIenabled marketing strategies

AI Design & Content Tools

  • Handson or working knowledge of AI design tools such as:
  • Canva
  • Midjourney
  • Microsoft Designer
  • Experience with AI content generation tools such as:
  • Jasper
  • Copy.ai
  • Anyword (or similar platforms)

Commercial & Leadership Competencies

  • Strong commercial acumen and negotiation skills
  • Datadriven decision making
  • Strategic thinking with handson execution capability
  • High level of integrity, accountability, and stakeholder management skills
