The Project Director will lead the execution of a luxury greenfield hotel development.
This role requires strategic leadership, stakeholder coordination, and construction expertise to ensure the successful delivery of a high-end hospitality project.
The Project Director will act as the owner's representative, managing the engaged PM/CM company, coordinating with Thai and Overseas investors and overseeing the work of all local and international consultants.
Key Responsibilities:
Project Leadership & Strategic Planning
- Lead the hotel development project from concept to completion, ensuring alignment with the joint venture partners objectives.
- Develop and implement project execution strategies, ensuring quality, timeline, and budget adherence.
- Collaborate with local Thai and Overseas hospitality investors, ensuring their expectations are met.
Stakeholder & Consultant Management
- Oversee and manage the engaged Project Management & Construction Management (PM/CM) company, ensuring daily execution follows the owner's direction.
- Coordinate with:
- Thai-based architectural, landscape, and engineering firms for compliance with local construction laws and environmental regulations.
- Overseas interior design consultancy to ensure seamless integration of design elements into the overall project.
- Hospitality brand operators incorporate hotel operational requirements into the construction.
- Ensure cross-border collaboration between Thai and Overseas firms, ensuring smooth workflow and cultural alignment.
Budgeting, Procurement & Contract Administration
- Manage and control project budgeting, procurement, and cost tracking to ensure financial feasibility.
- Oversee contract negotiations, contractor selection, and procurement strategies for all project phases.
- Ensure contract compliance with Thai construction laws, joint venture agreements, and international best practices.
Regulatory Compliance & Site Management
- Ensure compliance with Local building regulations, zoning laws, and environmental protection requirements.
- Oversee the construction, implementing safety and environmental mitigation strategies.
- Conduct regular site visits to monitor construction progress and resolve technical challenges.
Quality Control & Risk Management
- Establish quality control standards, ensuring construction meets luxury hotel standards.
- Identify potential risks, delays, and financial impacts, implementing corrective measures proactively.
- Report project status, risks, and financial updates to joint venture investors and key stakeholders.
Qualifications & Experience:
- Bachelor's or Master's degree in Civil Engineering, Architect, Construction Management, or a related field.
- 15+ years of experience in leading large-scale hotels, resorts, or mixed-use developments.
- Proven track record in leading and managing projects valued at +3,000 million THB.
- Experience working with joint venture partnerships and international investors is a plus.
- Strong understanding of Thai construction laws, international hospitality standards, and investment compliance.
- Expertise in project and construction management, contract management (FIDIC, EPC, or equivalent) and high-end hospitality construction.
- Proficiency in Primavera P6, MS Project, AutoCAD, and financial project reporting tools.
- Excellent leadership, cross-cultural communication, presentation and negotiation skills.
- Fluent in Thai and English with excellent interpersonal skills.
