Director, Real Estate (Manufacturer)

The Client of ours is a Global Manufacturer based across USA, Europe and APAC. They are currently expanding their operations in Singapore and is looking for a Director, Real Estate.

You are responsible for leading the end-to-end real estate function across the company's global portfolio, overseeing strategy, transactions, design governance, capital project delivery, and portfolio management. Based in Singapore with global responsibility, this role partners with senior business leaders and cross-functional teams to ensure real estate investments support business growth, operational excellence, scalability, and risk management from initial planning through occupancy.

Key Responsibilities:

• Develop and execute the global real estate strategy by translating business growth plans into long-term portfolio and space requirements.
• Lead global site selection, feasibility studies, lease negotiations, acquisitions, dispositions, renewals, and broker management to optimize portfolio performance.
• Establish and maintain global design standards for office, manufacturing, and laboratory facilities, ensuring compliance with technical, regulatory, and operational requirements.
• Direct the planning and execution of capital projects, overseeing budgets, schedules, construction activities, change management, and external project partners.
• Ensure successful facility commissioning, operational readiness, and seamless transition to operations through standardized handover and stabilization processes.
• Manage the global real estate portfolio by maintaining accurate lease, occupancy, and performance data while developing a rolling 6–18-month real estate roadmap for executive planning.
• Build, lead, and develop a high-performing global real estate organization, fostering accountability, collaboration, and continuous improvement across regions.

Qualifications:

• 15+ years of global corporate real estate experience within multinational organizations, including at least five years in leadership roles.
• Strong expertise in corporate real estate strategy, transactions, project management, design governance, and portfolio optimization.
• Experience supporting industrial, electronics, semiconductor, or advanced manufacturing environments is preferred.
• Demonstrated ability to influence stakeholders across complex, global matrix organizations with excellent communication and analytical skills.
• Bachelor's degree in Real Estate, Facilities Management, Engineering, Business, or a related discipline; advanced qualifications are an advantage.
