Job Description

Civil & Architectural Works

Small to medium-scale maintenance works that can be handled independently by a handyman.

  • Ceiling & Wall Works
  • Repair minor ceiling damage, such as replacing ceiling panels in specific areas.
  • Fill small wall cracks with filler and sand surfaces in preparation for painting.
  • Repair chipped wall corners or loose/detached aluminum or stainless-steel trims.
  • Flooring Works
  • Replace loose, peeling, or cracked floor tiles or vinyl tiles in localized areas using basic tools.
  • Repair loose or damaged skirting boards or wall baseboards.
  • Reapply grout on floor joints or edges where grout has deteriorated (non-structural).
  • Doors & Windows
  • Adjust misaligned doors that sag, scrape the floor, or do not close properly.
  • Replace damaged standard door knobs or door latches.
  • Repair door handles, small shock absorber hinges, and adjust opening/closing tension.
  • Repair or replace deteriorated rubber seals for impact or sound insulation.
  • Secure loose door handles and restore proper operation.
  • Drill ventilation openings that do not affect the main building structure.
  • Simple Glass & Aluminum Works
  • Inspect and tighten glass fittings and aluminum frame fasteners within safe working limits.
  • Apply silicone sealant to minor water seepage or air leakage around glass frames.
  • Replace small decorative glass panels that pose no safety risk to users.
  • Painting & Surface Finishing
  • Perform touch-up painting on scratched, stained, or repaired areas.
  • Paint decorative steel structures, guardrails, or stair railings showing early signs of rust.
  • Clean mold or water stains on walls or ceilings and apply anti-mold paint in small areas.
  • Furniture & General Assembly
  • Repair loose or misaligned chairs, tables, shelves, cabinets, or doors.
  • Install shelves, signs, and wall-mounted equipment using standard anchors and screws.
  • Repair or install towel bars or hanging rails in staff bathrooms or back-of-house areas.
  • Repair drawers.
  • Move small tables and chairs and assist with basic area setup.
  • Waterproofing & Joint Sealing
  • Apply silicone or polyurethane sealant at joints around glass panels, door frames, or wall edges with minor leakage.
  • Inspect and clean drainage channels on balconies, fire escape balconies, or rainwater collection points.

Building Services / MEP

*(Within the scope of basic tools and low-risk operations) *

  • Electrical Works (Basic)
  • Inspect and replace light bulbs, fixtures, starters, or standard ballasts in common and service areas as assigned.
  • Replace damaged or loose socket outlets and light switches (existing wiring only; no new wiring).
  • Conduct basic checks when electrical circuits are not functioning, such as inspecting fuses or resetting tripped breakers in distribution boards (DB) in accordance with SOP and safety regulations.
  • Ensure proper cable fastening in exposed wiring routes, cable trays, or conduits to prevent hazards.
  • Perform basic operational checks on electrical equipment such as fans and emergency lights (without specialized tools) and report abnormalities to the main electrical team.
  • Use basic electrical meters to verify voltage presence before repair or replacement (as trained and within safety guidelines).
  • Plumbing & Sanitary Works (Basic)

2.1.Inspect and repair basic sanitary fixtures, including:

  • Replacing bidet spray hoses
  • Replacing toilet seats
  • Replacing faucets, taps, or shower heads at existing locations
  • Replacing sensors or flush valves

2.2.Fix minor water leaks at joints such as elbows, under sinks, or P-traps by tightening or replacing prefabricated pipe sets.

2.3.Clear minor drain blockages using a plunger or small manual drain snake in accessible floor drains or washbasins.

2.4.Inspect and clean debris traps and floor drain grates in corridors, restrooms, and back-of-house areas to prevent flooding.

2.5.Check operation of main shut-off valves in restrooms or back-of-house areas by careful manual testing and report any damage or malfunction.

2.6.Perform cleaning and sludge removal for decorative fountain ponds within the project.

  • Air Conditioning & Ventilation Works (Basic)

3.1.Clean air filters of FCUs, ceiling-mounted, or wall-mounted air conditioners in common and service areas according to maintenance schedules.

3.2.Clean air diffusers and return air grilles with light dust or stains.

3.3.Conduct basic inspections of indoor AC water dripping issues, including checking drain trays or drain pipes and clearing blockages where easily accessible.

3.4.Perform basic thermostat checks such as power on/off, mode changes, and temperature adjustments, and report issues to the main AC team if problems persist.

3.5.Inspect exhaust fan operation in restrooms or storage rooms; if not operating, conduct basic switch and breaker checks.

Qualification:

  • Education: Lower secondary / upper secondary education or higher
  • Previous experience in various repair work such as carpentry, painting, ceiling work
  • Able to work in shifts
