About the Company

The Head of Leasing will be a strategic leader responsible for driving the growth and profitability of our retail portfolio. This role oversees the end-to-end leasing strategy for Retail Spaces, Food Courts, and Take-Home (Grab & Go) businesses. You will be tasked with achieving annual revenue targets, innovating the tenant mix, and elevating the customer experience through a curated selection of brands. From long-term strategic planning to hands-on tenant acquisition, you will ensure our properties remain competitive and vibrant destinations in the Thai retail market.

About the Role

The Head of Leasing will be a strategic leader responsible for driving the growth and profitability of our retail portfolio. This role oversees the end-to-end leasing strategy for Retail Spaces, Food Courts, and Take-Home (Grab & Go) businesses.

Responsibilities

Strategic Leadership & Leasing Planning

  • Develop and execute comprehensive leasing strategies for Retail, Food Court, and Take-Home business segments to maximize occupancy, revenue, and customer experience.
  • Analyze market trends, consumer behavior, and evolving lifestyle preferences to ensure an optimal tenant mix aligned with target customer demographics.
  • Identify and introduce innovative concepts, emerging brands, and international operators to enhance the competitiveness and attractiveness of the property.
  • Establish long-term leasing plans and commercial initiatives that support the company's overall business objectives.

Financial Management & Performance Optimization

  • Prepare, manage, and achieve annual leasing budgets, including rental income, service charges, occupancy rates, and revenue targets.
  • Monitor leasing performance and financial results, providing regular analysis and implementing corrective actions when necessary.
  • Drive profitability through strategic lease negotiations, space optimization, and revenue enhancement initiatives.
  • Ensure all leasing KPIs and business objectives are achieved or exceeded.

Tenant Acquisition & Relationship Management

  • Lead the full leasing cycle, including prospecting, tenant sourcing, negotiations, lease execution, and renewal management.
  • Attract and secure a balanced portfolio of high-quality tenants, including both long-term operators and short-term pop-up concepts or events.
  • Build and maintain strong relationships with tenants to promote retention, operational excellence, and long-term business partnerships.
  • Ensure tenant performance and compliance align with property standards and commercial objectives.

Marketing & Business Development

  • Collaborate closely with the Marketing team to develop leasing presentations, promotional materials, and targeted campaigns to attract prospective tenants.
  • Conduct property tours, site inspections, and executive-level presentations for potential tenants and business partners.
  • Monitor competitor activities, retail industry developments, and market dynamics to identify new business opportunities and maintain market competitiveness.
  • Establish strategic partnerships with retailers, F&B operators, and industry stakeholders to support business growth.

Qualifications

  • Bachelor's or Master's degree in Business Administration, Real Estate, Marketing, Hospitality Management, or a related field.
  • Minimum 10 years of progressive experience in leasing, retail property management, shopping mall operations, or food court management.
  • Proven track record in developing leasing strategies, tenant mix planning, and achieving revenue growth targets.
  • Experience managing large-scale retail, mixed-use, or commercial properties is highly preferred.
  • Strong leadership, strategic planning, and policy development capabilities.
  • Excellent negotiation, influencing, and relationship management skills.
  • Strong business acumen with analytical and problem-solving abilities.
  • Creative mindset with the ability to identify innovative business opportunities.
  • Excellent communication and presentation skills.
  • Ability to effectively delegate, monitor performance, and coordinate across multiple departments.
  • Highly adaptable, proactive, and results-oriented.
