Job Description

Position Summary:

The Project Procurement Director is responsible for leading the end-to-end procurement function for luxury and high-end real estate development projects. The ideal candidate will have extensive experience in sourcing premium materials, finishes, and specialist contractors to support upscale residential, hospitality, and commercial developments. This role ensures all procurement activities align with the company's quality, brand, and design standards while achieving cost and schedule targets.

Key Responsibilities:

Procurement Strategy & Planning

  • Develop and execute procurement strategies tailored to high-end construction projects, ensuring alignment with design intent, brand positioning, and project milestones.
  • Engage early in the project lifecycle to influence material specifications and supplier selections in line with luxury standards.
  • Plan and forecast procurement budgets and schedules for high-value construction and fit-out packages.

Supplier & Vendor Management

  • Identify and qualify suppliers, fabricators, and subcontractors with proven experience in premium construction materials (e.g., imported stone, designer lighting, bespoke woodwork, high-spec MEP systems).
  • Negotiate and manage contracts to ensure best-in-class quality, lead times, and commercial terms.
  • Oversee vendor performance and resolve quality, delivery, and compliance issues swiftly.

Project Coordination

  • Collaborate closely with project managers, architects, interior designers, and consultants to ensure timely delivery of high-quality materials and services.
  • Manage procurement execution for multiple high-end developments such as luxury condominiums, branded residences, upscale hotels, and commercial flagship projects.
  • Maintain full visibility on procurement progress, risks, and cost control measures.

Compliance & Risk Management

  • Ensure procurement processes follow company policies, legal requirements, and ethical practices, particularly with imported materials and international suppliers.
  • Identify and mitigate procurement and contractual risks in complex, high-value projects.

Leadership & Team Development

  • Build and lead a specialized procurement team capable of handling luxury construction requirements.
  • Provide training, coaching, and performance oversight to ensure high execution standards.
  • Foster a culture of excellence, integrity, and attention to detail within the procurement function.

Qualifications:

  • Bachelor's degree in Supply Chain, Engineering, Architecture, Construction Management, or related field. A Master's degree or MBA is a plus.
  • Minimum 10–15 years of procurement or supply chain experience in the real estate or construction industry, with at least 5 years in high-end or luxury building projects.
  • Strong knowledge of high-spec materials, interior finishes, FF&E, and international sourcing.
  • Proven ability to deliver procurement outcomes in upscale residential, hospitality, or mixed-use developments.
  • Experience working with premium global suppliers, import regulations, and luxury design consultants.
  • Proficient in procurement systems (e.g., SAP, Oracle, Procore, Aconex).
  • Excellent negotiation, project management, and stakeholder engagement skills.
