Job brief
The Industrial Sales Executive (Chinese Speaking) is responsible for driving industrial property leasing and sales transactions, focusing on warehouses, factories, logistics facilities, and industrial land. The role involves sourcing new stock, building strong relationships with local and Chinese clients/investors, and managing the end-to-end transaction process. Fluency in Chinese is essential to support cross-border clients and expand business opportunities.
Responsibilities
- Source new industrial properties for sale and lease (warehouses, factories, logistics parks, industrial land)
- Conduct property inspections and collect full details including size, specifications, facilities, pricing, availability, and landlord contacts
- Maintain accurate property records and update internal database systems
- Build and maintain a strong client and investor database, particularly Chinese investors, manufacturers, and logistics operators
- Develop strong relationships with landlords, developers, and industrial estate operators
- Communicate effectively with clients in Chinese, Thai, and English (written and spoken)
- Understand client requirements and recommend suitable industrial properties based on location, infrastructure, and business operations
- Arrange and conduct property site visits and presentations
- Provide advisory on industrial locations, zoning, logistics access, and market conditions
- Negotiate lease and sales terms between landlords, sellers, and clients
- Prepare and coordinate agreements, contracts, and transaction processes
- Support deal closure including deposits and documentation
- Conduct market research on industrial trends, competitor activity, and new business opportunities
- Identify opportunities for sole agency mandates and work with management to secure exclusive listings
- Prepare weekly reports on transactions, pipeline, and new stock
- Participate in team meetings and contribute to business development initiatives
- Represent the company at industry events, client meetings, and networking functions
Requirements
- Thai nationality
- Bachelor's degree or higher in any field
- 1–3 years experience in industrial property, real estate, or B2B sales
- Fluent in Chinese (Mandarin) and English both spoken and written
- Strong understanding of industrial properties (warehouses, factories, logistics facilities) is preferred
- Excellent communication, negotiation, and client management skills
- Ability to work with international clients and cross-cultural environments
- Knowledge of industrial zoning, logistics locations, or BOI-related requirements is an advantage
- Self-motivated, target-driven, and proactive
