Job Title: Maintenance Manager

About the Role
We are seeking an experienced Maintenance Manager to lead critical facilities maintenance operations at a large-scale data centre campus in Chonburi. This is a hands-on leadership role responsible for ensuring the reliability, availability, and safety of all mission-critical engineering systems.
You will direct in-house technicians and external vendors, develop and execute maintenance strategies, govern change control processes, and ensure all works are carried out in compliance with safety, regulatory, and operational standards. The role requires strong technical depth in critical environments and a high level of personal accountability in a 24/7 operational setting.
Key Responsibilities
- Lead and manage all preventive and corrective maintenance activities across critical systems.
- Direct, coordinate, and supervise in-house technicians and external contractors/vendors.
- Develop annual maintenance plans, schedules, procedures, and checklists to ensure scalability and sustainability.
- Perform hands-on inspections, troubleshooting, and functional testing of critical equipment prior to vendor escalation.
- Ensure maximum availability and reliability of critical engineering systems through proactive maintenance strategies.
- Govern change control processes, work method statements, SOPs, and maintenance work instructions.
- Oversee maintenance activities on critical systems including:
- Electrical: UPS, batteries, generators, switchgear, PDUs, ATS
- Mechanical: HVAC, CRAC units, chillers, plumbing
- Life safety & fire systems
- BMS and control systems
- Structured cabling and low-voltage systems (CCTV, access control, alarms)
- Review and sign off vendor/OEM maintenance works and ensure compliance with approved methods of procedure.
- Lead root cause analysis and incident investigations with internal teams and vendors.
- Support new facility testing, commissioning, and handover activities.
- Maintain critical spare parts inventory and manage procurement of essential components.
- Ensure all maintenance activities comply with safety programs, LOTO procedures, and regulatory requirements.
- Deliver maintenance services in line with defined SLAs and incident response standards.
- Prepare and issue incident reports, maintenance documentation, and work orders.
- Provide technical guidance and on-the-job training to engineers and technicians.
- Identify safety hazards and enforce PPE and safe-work practices across all activities.
Requirements
- Bachelor's degree in Electrical Engineering or a related technical field.
- Minimum 5 years of experience in a data centre or other mission-critical environment (e.g., semiconductor, hi-tech manufacturing, hospitals etc).
- Strong hands-on technical knowledge of critical data centre systems, including:
- HVAC and cooling systems
- UPS and standby power systems
- Electrical distribution and infrastructure
- Experience managing maintenance teams and external service providers.
- Solid understanding of change management, SOPs, ERP, and CMMS systems.
- Strong knowledge of building safety, emergency response, and environmental regulations.
- Proficient in Microsoft Word, Excel, and PowerPoint.
- Excellent English communication skills (written and spoken), including report writing and procedure development.
- Willingness to provide out-of-hours and on-call technical support in a 24/7 operational environment.
