Job Description

Position Summary

The Facilities Maintenance Manager is responsible for overseeing the operation, maintenance, repair, and optimization of HVAC systems and related building services across the company's real estate assets. This role ensures facilities operate safely, efficiently, and in compliance with regulatory requirements while delivering a comfortable environment for tenants, customers, and employees.

The incumbent will lead preventive maintenance programs, manage contractors and service providers, monitor facility performance, control maintenance budgets, and drive energy efficiency initiatives to maximize asset reliability and operational excellence.

Key Responsibilities

HVAC Systems Management

  • Manage the operation and maintenance of all HVAC systems, including:
  • Chillers
  • Cooling towers
  • AHUs (Air Handling Units)
  • FCUs (Fan Coil Units)
  • VRF/VRV systems
  • Package units
  • Split-type air conditioning systems
  • Ventilation and exhaust systems
  • Building Automation Systems (BAS/BMS)
  • Develop and implement preventive and predictive maintenance programs.
  • Monitor HVAC performance and identify opportunities for optimization.
  • Troubleshoot major HVAC equipment failures and coordinate corrective actions.
  • Ensure proper indoor air quality and thermal comfort standards are maintained.
  • Review maintenance reports, operational data, and equipment trends.

Facilities & Building Maintenance

  • Oversee maintenance of building mechanical, electrical, and plumbing (MEP) systems.
  • Ensure all facilities and equipment are maintained in optimal operating condition.
  • Coordinate planned shutdowns and maintenance activities with business operations.
  • Conduct regular facility inspections and condition assessments.
  • Manage asset lifecycle planning and capital replacement programs.

Energy & Sustainability Management

  • Monitor energy consumption across facilities.
  • Identify and implement energy-saving initiatives.
  • Support sustainability and environmental programs.
  • Recommend equipment upgrades to improve efficiency and reduce operating costs.
  • Analyze utility usage and implement corrective measures where necessary.

Health, Safety & Compliance

  • Ensure compliance with local building regulations, environmental requirements, and safety standards.
  • Support emergency preparedness and business continuity plans.
  • Conduct risk assessments related to HVAC and facility operations.
  • Maintain documentation for inspections, licenses, permits, and certifications.
  • Ensure contractor compliance with safety policies and procedures.

Budget & Cost Management

  • Prepare annual maintenance and operational budgets.
  • Monitor maintenance expenditures and control costs.
  • Review quotations, work orders, and contractor invoices.
  • Develop cost-effective maintenance strategies while maintaining service quality.

Team Leadership

  • Lead and develop maintenance technicians and facilities personnel.
  • Establish performance objectives and maintenance KPIs.
  • Provide technical coaching and training on HVAC systems and best practices.
  • Foster a culture of safety, accountability, and continuous improvement.

Qualifications

Education

  • Bachelor's Degree in Mechanical Engineering, Electrical Engineering, Facilities Management, or related field.
  • Professional certifications in HVAC, Facilities Management, or Building Systems are highly desirable.

Experience

  • Minimum 7-10 years of facilities maintenance experience.
  • At least 3-5 years in a managerial or supervisory role.
  • Experience managing HVAC systems within:
  • Shopping malls
  • Retail chains
  • Commercial properties
  • Mixed-use developments
  • Real estate portfolios
  • Experience managing multiple sites is preferred.
