Role Purpose
The Managing Director (MD) is responsible for building, launching, and operating a portfolio of community-driven, retail and event-led destinations, ensuring all assets are commercially successful, activated, and profit-generating with customer satisfaction and return to shareholders.
This role will lead three core business pillars :
- Event Space Operations (ready asset)
- Sandbox Project F&B, Night Life and Retail Village (in development phase)
- District X; BTS Visionary Park Community Hub (urgent launch & activation)
The MD must ensure each area is fully commercialized—through tenant curation, own-operated concepts, and event programming—while maintaining full P&L accountability.
Key Responsibilities
1. End-to-End Commercialization & Profitability
- Own full P&L across all business units, ensuring each location achieves revenue and profitability targets
- Develop revenue models across leasing, events, sponsorships, and owned operations
- Identify gaps and quickly deploy monetization strategies (short-term and long-term)
2. Multi-Asset Business Leadership
(1) Event Space (Operational)
- Lead and optimize an existing event space with established team structure (team members & area leader)
- Maximize utilization through event booking, partnerships, and in-house event creation
- Improve yield per event and overall occupancy
(2) F&B, Night Life and Retail Village (Development Phase)
- Define concept, positioning, and commercial business model
- Lead tenant mix strategy (bars, experiential F&B, nightlife concepts)
- Drive go-to-market plan and pre-opening leasing strategy
(3) BTS Visionary Park Community Hub (Priority Launch)
- Rapidly activates the space to drive daily traffic (day & night / weekday & weekend)
- Curate flexible formats such as food trucks, pop-ups, markets (daytime) and nightlife/entertainment (evening)
- Personally drive early-stage deal making (tenants, vendors, operators) to ensure speed to launch
3. Tenant & Operator Strategy
- Source, negotiate, and onboard tenants, partners, and vendors
- Balance between leased tenants vs. owned/operated concepts to optimize margin
- Continuously refine tenant mix based on performance and customer demand
4. Event & Experience Platform Development
- Build and scale / Co-work with related parties for owned event (festivals, themed markets, nightlife programming)
- Ensure consistent activation calendar across all locations
- Leverage events as a primary driver of traffic and revenue
5. Operational Excellence
- Oversee daily operations across all sites ensuring smooth execution
- Set up scalable operating models, SOPs, and performance tracking
- Work closely with area leaders to ensure accountability and execution
6. Speed-to-Market & Execution
- Act with urgency, especially for District-X activation
- Make fast, data-driven decisions in ambiguous environments
- Personally lead critical deals and early-stage setup
7. Leadership & Stakeholder Management
- Lead cross-functional teams (operations, leasing, marketing)
- Aligning with Group CEO and BD-SVP on strategy and performance
- Build a strong execution culture focused on results and accountability
Key Qualifications
- 12–15+ years in retail, community mall, nightlife, events, or hospitality business
- Proven experience in building new business units / launching new concepts from scratchfrom event space or new community mall
- Strong track record in P&L ownership and turnaround / growth situations
- Experience in tenant leasing, F&B, nightlife, or event ecosystems highly preferred
- Highly entrepreneurial with strong execution capability
