Job Purpose:
Responsible for the end-to-end product development of low-rise residential projects, including single-detached houses, semi-detached houses, and townhomes. The role focuses on developing attractive and marketable housing products by combining architectural design, customer needs, functionality, project positioning, construction feasibility, and cost efficiency.
Key Responsibilities:
- Lead product development and architectural design for low-rise residential projects from initial concept through design development and construction preparation.
- Develop housing concepts, including house types, floor plans, layouts, façades, functions, usable areas, common facilities, and overall project design direction.
- Conduct market, competitor, and product analysis to understand housing trends, customer lifestyles, price segments, and competitor products.
- Translate target customer needs and project positioning into practical and commercially attractive housing products.
- Review and improve house plans and space planning to maximize functionality, usable space, privacy, natural lighting, ventilation, and customer experience.
- Coordinate and manage architects, interior designers, landscape architects, structural/MEP consultants, and other design consultants.
- Review architectural drawings, design details, materials, specifications, and construction-related design issues.
- Work closely with Business Development, Marketing, Sales, Construction, QS/Cost Management, Procurement, and Project Management teams throughout the development process.
- Conduct Value Engineering (VE) with relevant teams to optimize construction cost while maintaining product quality, functionality, and design concept.
- Review and approve key design elements, material selections, façade details, mock-up houses, show houses, and sales gallery-related design.
- Support the construction team in resolving design issues and ensuring that the actual product is delivered according to approved design intent.
- Monitor housing design trends, new materials, construction technologies, sustainability concepts, and changing customer lifestyles to identify opportunities for new products.
Qualifications
- Bachelor's or Master's Degree in Architecture.
- Minimum 5–8 years of relevant experience in Architecture, Product Development, Design Management, or Project Development.
- Strong experience in low-rise residential / housing development is highly preferred, particularly single-detached houses, semi-detached houses, or townhomes.
- Experience working with a real estate developer or architectural/design firm specializing in residential projects.
- Strong knowledge of housing design, floor planning, façade design, materials, specifications, and construction details.
- Good understanding of the real estate development and housing construction process.
- Knowledge of relevant building regulations, land development requirements, and design standards.
- Strong design sense with the ability to balance Aesthetics, Functionality, Cost, Constructability, and Marketability.
- Good project management, coordination, analytical, and problem-solving skills.
- Proficiency in AutoCAD, SketchUp and/or relevant architectural software/ AI.
- Ability to communicate in English is an advantage.
