About The Role

We are seeking an experienced, high-performing Transaction Management Lead to manage and execute corporate real estate transactions across a diverse Greater China portfolio (comprising commercial offices, industrial manufacturing facilities, R&D labs, and warehouses).

Based out of our Kuala Lumpur, you will act as the primary operational and strategic bridge between regional corporate property leadership (spread across India, North America, and Europe) and local in-country business stakeholders, landlords, and brokerage networks in China.

What You'll Do

  • End-to-End Transaction Delivery: Lead commercial and industrial real estate transactions across Tier-1, Tier-2, and regional cities in China, covering site acquisitions, lease renewals, office consolidations, rightsizing, dispositions, and land/asset sales.
  • Stakeholder Bridge & Advisory: Act as the critical conduit between global/regional Real Estate business leads (in North America, Europe, and India) and local China-based facility managers, business unit leads, and legal counsels.
  • Financial Modeling & Business Cases: Develop comprehensive financial models, Cost-Benefit Analyses (CBA), cash flow forecasts, and strategic business cases (e.g., stay vs. go, relocation vs. renewal) using standardized corporate portfolio templates.
  • Governance & Lease Administration: Partner with regional transaction support and platform teams to ensure deal file compliance, lease documentation accuracy, system uploads, and strict adherence to defined approval gate processes.
  • Legal & Regulatory Compliance: Coordinate closely with local Chinese and international legal counsels, EHS teams, and municipal authorities to resolve contract risks, title deeds, zoning/usage classifications, and property compliance matters.
  • Broker & Vendor Governance: Direct internal and external brokerage networks across mainland China to source prospective properties, negotiate commercial terms, optimize tenant concessions, and enforce SLA delivery.


What You'll Need

  • Experience: 6–10+ years of dedicated experience in Corporate Real Estate (CRE) Transaction Management, Occupier Services, or Commercial/Industrial Leasing.
  • Language Proficiency: Mandarin (Native or Professional Fluency).
  • Must be able to read, draft, and negotiate legal/commercial contracts and liaise seamlessly with local Chinese landlords, government bodies, and business heads.
  • English (Fluent): Exceptional written and verbal communication skills to interface confidently with senior global corporate leaders across diverse accents and time zones.
  • Portfolio Breadth: Familiarity with both corporate Grade-A office leasing and industrial/specialized spaces (manufacturing plants, R&D hubs, warehouses).
  • Financial & Analytical Skills: Advanced proficiency in Microsoft Excel (cash flow modeling, NPV calculations, CBA comparisons) and PowerPoint.
  • Time Zone Flexibility: Ability to occasionally manage evening or early-morning stakeholder calls with North American and European executive teams.
  • Education: Bachelor's degree in Real Estate, Business Administration, Finance, Law, or a related discipline.
