Job brief
The Residential Sales Executive is responsible for generating residential leasing and sales transactions by sourcing new property stock, advising clients, and managing the end-to-end sales and leasing process. The role involves active property marketing, client relationship management, property inspections, negotiations, and supporting business development initiatives, including sole agency projects.
Responsibilities
- To find new residential rental and sales stock, inspect new stock, and take full details of new stock including rental prices, sales prices, areas, availability, contact persons, and contact numbers.
- Source new residential rental and sales properties, inspect new stock, and collect full property details including rental and sales prices, size, availability, contact persons, and contact details.
- Record new property information on stock control forms and submit them to the Stock Controller for inventory recording.
- Communicate with clients effectively via phone, fax, and email.
- Conduct property inspection visits with clients, matching properties to their requirements regarding budget, location, number of bedrooms, and other preferences. Propose suitable alternatives when necessary.
- Negotiate on behalf of clients to secure leasing or sales agreements. Prepare and coordinate lease or sales agreements for signing and assist with the collection of deposits and first month's rent.
- Conduct sales calls to companies employing large expatriate workforces and to embassies to promote the company's services.
- Research newspaper classified advertisements to identify new stock opportunities and monitor the activities of competing rental agency companies.
- Identify potential projects where the company may obtain sole agency for rental or unit sales and work closely with the manager to secure these opportunities.
- Set up and manage sales teams for sole agency projects secured by the company, when required.
- Prepare weekly sales reports covering completed transactions, transactions under negotiation, new stock sourced, and other identified sales opportunities.
- Attend weekly sales and marketing meetings.
- Prepare recommendations for classified advertising for individual properties and sole agency projects.
- Prepare commission billing instructions for completed transactions.
- Assist with the collection of outstanding commissions owed to the company, when required.
- Represent the company at business and social functions when required.
- Perform other duties and responsibilities as assigned by the manager.
- Secure sole representation agreements wherever possible.
- Identify and pursue projects where the company may obtain sole agency for rental or unit sales, in collaboration with the manager.
- Establish and manage sales teams for sole agency projects secured by the company, when required.
Requirements
- Thai Nationality Only
- Bachelor or higher degree in any fields.
- 1 - 3 years of experiences in Property or Real Estate field.
- Specialize in residential houses and flats, in commercial property and businesses or in letting and managing properties.
- Excellent in communication and negotiation.
- Good command in English both written and spoken.
- Able to inspire trust and confidence in clients and buyers.
- Good knowledge about property sales and lettings law.
