Land Acquisition Manager WEEDEN THAILAND
Job Description
Strategic Expansion Planning: Work closely with the Head of Expansion to develop clear, data-driven expansion strategies. Use store performance data, market insights, and competitive benchmarks to identify priority zones and optimize expansion sequencing.
Collaboration With Location Scouts: Partner with the scouting team to align field scouting activities with strategic priorities. Provide guidance on target areas, selection criteria, and location quality standards.
Site Selection: Conduct comprehensive market research and demographic analysis to identify strategic, high-potential locations for new store development.
Lease and Acquisition Negotiations: Lead negotiations on lease terms, purchase agreements, and related contracts to secure advantageous locations with strong visibility and traffic.
Stakeholder Engagement: Build and maintain strong relationships with landlords, developers, brokers, and municipal authorities to support seamless transactions and long-term partnerships.
Market & Performance Intelligence: Continuously analyze market trends, competitive activity, customer behavior, and internal store performance data to improve site selection accuracy and expansion success rates.
Project Coordination: Collaborate with construction, legal, finance, and operations teams to manage the end-to-end site development process, from acquisition to store opening.
Regulatory Compliance: Ensure all site development activities adhere to zoning, permitting, environmental, and land-use regulations.
Qualifications
Bachelor's degree in Real Estate, Business Administration, Urban Planning, or a related field.
Proven success in site selection, real estate development, or property acquisitionideally in retail, F&B, or consumer-facing industries.
Strong strategic thinking skills and the ability to turn data into actionable expansion plans.
Experience working with location scouting teams or field acquisition teams.
Advanced analytical abilities; comfortable evaluating market data, demographic trends, and store performance metrics.
Proficiency with mapping and analysis tools such as GIS, heat maps, acquisition maps, geospatial apps, or BI dashboards (e.g., Power BI, Tableau, QGIS, Google My Maps).
Strong negotiation skills and contract management experience.
Excellent communication and interpersonal skills with the ability to influence internal and external stakeholders.
Experience managing multiple projects simultaneously and meeting tight deadlines.
Strong understanding of local real estate markets, zoning regulations, permitting processes, and land-use planning.
Good English speaking skills.
Willingness to travel for site visits, negotiations, and project oversight.
Is authorised to be working in Thailand and does not need visa support.
Working conditions: Monday - Friday, 10.00 - 19.00. Business travel is expected.
