This position demands 6 working days a week with 1 flexible day off (depending on business necessity). The office location is based at Thana City Country Club (Bang Na - Trad KM 14).
The Senior Area Operation Executive is responsible for leading and overseeing the operational performance of assigned mixed-use properties, ensuring efficient daily operations, cost control, regulatory compliance, and a high-quality tenant and visitor experience. The role includes strategic planning, team leadership, financial management, facility maintenance, and event operations to support business objectives and community engagement.
Duties and Responsibilities:
1. Area Operations & Property Management
- Lead day-to-day operations across assigned mixed-use properties, including office, retail, residential, and common areas.
- Implement and maintain operational policies, procedures, and service standards.
- Oversee tenant move-in and move-out coordination and resolve escalated operational issues.
- Ensure compliance with applicable laws, regulations, and internal standards.
2. Facility & Maintenance Management
- Develop and oversee preventive and corrective maintenance plans for all building systems.
- Supervise repairs, renovations, and improvement works.
- Manage vendors, contractors, and service providers to ensure quality, safety, and cost efficiency.
- Conduct regular site inspections to ensure cleanliness, functionality, and safety.
3. Financial & Budget Control
- Prepare, manage, and monitor operational budgets for assigned properties.
- Control operating expenses and identify cost optimization opportunities.
- Review service contracts and monitor vendor performance and costs.
4. Tenant, Customer & Stakeholder Management
- Manage tenant relationships and handle escalated inquiries or complaints.
- Drive tenant engagement initiatives to enhance satisfaction and retention.
- Coordinate with internal teams and external stakeholders to support smooth property operations.
5. Health, Safety & Risk Management
- Ensure compliance with health, safety, fire, and emergency regulations.
- Oversee security systems, emergency response plans, and safety training.
- Manage incident reporting, risk assessments, and corrective actions.
6. Organizer Support & Events Management
- Plan and oversee events, promotions, and community activities within mixed-use properties.
- Coordinate with tenants, organizers, security, maintenance, and vendors for event execution.
- Review event layouts, schedules, and safety requirements to minimize operational impact.
- Monitor event-related costs, risks, and post-event performance.
7. Reporting, Performance & Team Leadership
- Prepare and present operational and financial performance reports to management.
- Track KPIs related to maintenance, tenant satisfaction, and service delivery.
- Lead, coach, and support Area Operation Executives and site teams.
- Oversee administrative tasks, documentation control, asset records, and shared resources.
8. Pre-Event Preparation
- Conduct briefings on event requirements, roles, emergency procedures, and customer service expectations.
- Ensure proper distribution Asset, ID badges, and equipment.
- Coordinate staff check-in/check-out process on event days.
9. On-Site Supervision
- Monitor staff performance and adherence to service standards during events.
- Handle any issues or reassignments in real-time as needed.
- Support Assistant Event Manager in executing operational tasks.
10. Post-Event Administration
- Record attendance, hours worked, and incidents for payroll or performance tracking.
- Collect feedback from clients or managers on staff performance.
- Assist in evaluation, retention, and development of quality part-time staff.
Skills and Qualifications:
- Bachelor's degree in Business Administration, Real Estate, Property/Facility Management, Engineering, or related field (preferred).
- Minimum 57 years of experience in property, facility, or operations management, preferably in mixed-use developments.
- Strong knowledge of building systems, maintenance planning, and safety regulations.
- Proven experience in budgeting, cost control, and vendor management.
- Strong leadership, communication, and stakeholder management skills.
- Proficient in MS Office and property management systems.
- Strong problem-solving skills with the ability to manage multiple priorities effectively.
