Job Purpose:
This role will be responsible for overseeing the overall operations of the Retail & F&B along with the planning, execution, and management of the F&B ecosystem within the development. The role involves ensuring smooth operations, driving occupier experience, managing food-court /retail tenant relationships, and establishing the development as a leading workplace and lifestyle destination.
Key Responsibilities:
1. IT Park Food court Technical Management
- Oversee end-to-end IT park operations including engineering, housekeeping, security, parking, landscaping, and common area management.
- Ensure smooth functioning of all building services including HVAC, electrical, plumbing, fire safety systems, elevators, escalators, DG, and STP.
- Monitor preventive maintenance schedules and ensure minimum operational downtime.
- Ensure premium upkeep and ambience across all customer-facing and common areas.
2. F&B Operations Management
- Lead and manage the overall F&B ecosystem across restaurants, cafés, food courts, kiosks, and specialty dining formats within the IT park.
- Coordinate with F&B brands for store openings, fit-outs, operational readiness, and launch timelines.
- Ensure smooth functioning of all F&B operational infrastructure including:
- Exhaust & Fresh Air systems
- Gas bank provisioning
- Water inlet & drainage
- Grease trap & sewage systems
- Power & DB connectivity
- Drive operational standards, hygiene compliance, and food safety norms across all F&B operators.
- Work closely with brands to improve customer experience, operational efficiency, and business performance.
3. Tenant & Stakeholder Management
- Act as the primary operational point of contact for occupiers, retailers, and F&B brands.
- Coordinate with leasing, projects, design, and technical teams for smooth tenant onboarding and handovers.
- Resolve tenant operational concerns and ensure adherence to park operational guidelines.
- Maintain strong relationships with premium national and international brands and occupiers.
4. Safety, Compliance & Risk Management
- Ensure compliance with all statutory, fire safety, health, and municipal regulations.
- Conduct regular operational and safety audits across the IT park Retail and F&B zones.
- Implement emergency response and crisis management protocols (Business Continuity Plan).
5. Occupier Experience & Activation Support
- Ensure superior occupier and visitor experience through cleanliness, ambience, crowd management, and service standards.
- Support operational execution of events, activations, food festivals, and employee engagement initiatives.
- Monitor footfall movement and optimize customer flow within dining and retail zones.
6. Vendor & Team Management
- Lead cross-functional operations teams including engineering, housekeeping, security, and F&B support teams.
- Manage facility management partners, contractors, and operational vendors.
- Monitor SLAs, KPIs, and vendor performance standards.
7. Budgeting | P&L | Commercial Efficiency
- Prepare and manage operational budgets / P&L reports and annual maintenance plans.
- Track utility consumption and optimize operational costs.
- Support revenue enhancement initiatives through operational planning and efficiency.
Qualifications and Work Experience:
- Bachelor's in hospitality, Facility Management, Operations, or related field.
- 12–18+ years of experience in IT park operations, commercial real estate, hospitality, retail real estate, or large-scale F&B environments.
- Strong exposure to workplace ecosystem management, restaurant operations, and commercial infrastructure management.
- Experience handling premium occupiers and F&B brands.
- Strong leadership, stakeholder management, and execution capabilities.
