General Summary
The Site Acquisition Executive is responsible for identifying, evaluating, and securing potential locations for business expansion or projects. This role requires a proactive individual with strong analytical, negotiation, and communication skills to secure optimal sites that align with the organization's strategic goals and growth plans.
Roles And Responsibilities
Market Research & Analysis
- Conduct thorough market research to identify potential locations for business development.
- Source and review potential sites, assessing surrounding market and competitor activity.
- Analyze demographic, traffic, and market data to assess site viability.
Negotiation & Acquisition
- Negotiate lease terms, purchase agreements, and other site-related contracts with landlords, agents, and developers.
- Ensure compliance with legal, zoning, and regulatory requirements during the acquisition process.
- Collaborate with legal teams to finalize agreements and resolve contract-related issues.
Reporting & Documentation
- Prepare and manage internal approval documents and acquisition reports.
- Review and translate Thai legal documents as needed.
- Manage handover processes between landlords, contractors, and internal stakeholders.
- Coordinate with Marketing, Operations, and other departments to ensure seamless site acquisition.
- Maintain accurate records and ensure all acquisition-related documentation is properly filed.
Others
- Monitor ongoing site developments and ensure projects are completed on time.
- Resolve site-related issues that arise during or after the acquisition process.
Qualifications
- Bachelor's degree in Business Administration, Real Estate, Urban Planning, Law, or related field.
- 24 years of experience in site acquisition, real estate, property management, or business development (retail, F&B, or franchise experience preferred).
- Strong negotiation and persuasion skills with proven ability to secure favorable terms.
- Excellent research and analytical skills to evaluate market data and site potential.
- Familiarity with property laws, contracts, and local regulatory requirements.
- Strong communication skills in both Thai and English (spoken and written).
- Proficiency in MS Office (Excel, PowerPoint, Word); experience with mapping tools (Google Maps, GIS, or similar) is an advantage.
- Detail-oriented, organized, and able to manage multiple projects simultaneously.
- Proactive, resourceful, and able to work independently.
- High integrity with a strong sense of responsibility.
- Team player with ability to collaborate across departments and with external stakeholders.
