Job brief
We are seeking a Tenant Representation & Research Analyst to join our Research & Office Leasing teams. The successful candidate will play a key role in analyzing market trends within the office property sectors, conducting rental and occupancy data research, and producing analytical insights that support both our clients and internal teams.
This role will involve data-driven analysis, tenant advisory support, and collaboration with the Regional Research Team to deliver consistent, high-quality market intelligence.
Responsibilities
Market & Data Analysis
- Collect, validate, and maintain datasets on office rental rates, supply, demand, and occupancy across key commercial areas.
- Analyze leasing transactions, lease renewals, and tenant movements to identify emerging market trends.
- Prepare quarterly and ad-hoc market updates, benchmarking, and forecasts for internal and client use.
- Support the team with open market lease renewal data, and negotiation processes through data-backed analysis and benchmarking studies.
Research & Reporting
- Produce high-quality research reports, presentations, and data visuals that translate market findings into actionable insights.
- Provide academic-level analysis and commentary for publications, thought leadership articles, and internal market briefings.
- Work closely with the Research Team in Hong Kong to align data definitions, methodologies, and reporting frameworks.
- Support regional research requests by providing Thailand-specific market intelligence and comparative analysis.
Client & Internal Support
- Collaborate with the Leasing and Tenant Representation teams to prepare market updates, proposals, and renewal recommendations.
- Participate in client meetings to explain market trends and research findings.
- Contribute to internal knowledge-sharing by maintaining up-to-date market databases and research libraries.
- Provide cost comparison benchmarking office relocation scenarios to support the team.
Requirements
- Bachelor's degree in real estate, Business, Economics, Finance, or a related field.
- Minimum 1 - 3 years of experience in office leasing, commercial real estate, or a related field.
- Thai Nationality Only
- Strong analytical and quantitative skills for market and data analysis with ability to prepare research reports and presentations with clear insights.
- Proficiency in Excel and data visualization tools (Power BI, Tableau preferred).
- Understanding of office leasing markets, rental trends, and tenant movements.
- Comfortable with client-facing interactions and presenting market insights.
- A mature, professional demeanor with a collaborative and approachable personality.
- Proficiency in Thai and English (spoken and written) is essential.
