Position: Vice President / Head of Business Unit – House

Business Unit: Residential – Low-Rise (Single-Detached House, Townhouse, Home Office)

Reports to: Chief Executive Officer

1. Role Purpose

The VP / Head of BU House is accountable for the full end-to-end performance of the horizontal residential business unit, encompassing construction delivery, sales & marketing, and customer service operations. This role leads all project-level functions to ensure delivery of high-quality homes on schedule and within budget, while driving revenue growth and maintaining exceptional customer satisfaction. The incumbent serves as the de facto business leader for all low-rise residential projects and is responsible for translating company strategy into operational results.

2. Key Responsibilities

2.1 Business Unit Leadership & P&L Ownership

  • Own the BU's P&L, including revenue targets, gross margin, cost control, and EBITDA contribution
  • Set annual and quarterly business plans aligned with group strategy; monitor and report KPIs to senior management
  • Lead cross-functional project teams across Construction, Sales & Marketing, and Customer Service
  • Drive business unit performance through data-driven decision-making and continuous improvement
  • Represent the BU in executive-level forums, board presentations, and stakeholder meetings

2.2 Construction Management

  • Oversee all construction activities across low-rise projects (single-detached houses, townhouses, home offices) to ensure delivery on time, on budget, and to quality standards
  • Review and approve Construction Schedules, Method Statements, Shop Drawings, and Variation Orders
  • Lead QA/QC governance and ensure compliance with company construction standards and safety regulations (SHE policy)
  • Manage contractor and supplier selection, evaluation, and performance management
  • Oversee pre-handover inspections and ensure readiness of homes before customer transfer

2.3 Sales & Marketing

  • Drive sales performance across all projects; set and monitor monthly/quarterly sales targets and absorption rates
  • Collaborate with Marketing on brand positioning, campaign strategy, product launches, and pricing decisions
  • Monitor market trends, competitor activities, and customer insights to inform product development and go-to-market strategy
  • Oversee the sales team structure, recruitment, training, and incentive design to maximize sales productivity
  • Work closely with the Product Development team on unit mix, design, and pricing to ensure market competitiveness

2.4 Customer Service & Post-Sales Experience

  • Champion a customer-centric culture throughout the BU, from pre-sale through to post-handover
  • Ensure seamless coordination between Sales, Construction, and CS teams during the transfer process
  • Oversee warranty management, defect resolution, and after-sales service processes
  • Monitor customer satisfaction scores (CSAT/NPS) and drive corrective actions where needed
  • Develop and maintain customer relationship programs to strengthen brand loyalty and referrals

2.5 Organizational Development & People Management

  • Build, lead, and develop a high-performing multifunctional team across Construction, Sales, and Customer Service
  • Define team structure, roles, and succession plans in alignment with business growth
  • Coach and mentor senior team members (Construction Directors, Sales Managers, CS Managers)
  • Foster a performance culture with clear KPIs, regular reviews, and development plans

2.6 Process, Innovation & Standards

  • Drive continuous improvement in construction processes, sales operations, and customer service delivery
  • Champion the adoption of technology and innovation (e.g., BIM, prefabrication, CRM systems, digital marketing)
  • Develop and maintain standard operating procedures (SOPs) and quality benchmarks across all functions

3. Qualifications

Education & Experience

  • Bachelor's degree or above in Civil Engineering, Architecture, Business Administration, or a related field
  • Minimum 15 years of experience in residential property development, with at least 5 years in a senior leadership role overseeing multiple functions
  • Proven track record managing large-scale horizontal development projects (single-detached houses, townhouses)
  • Experience leading cross-functional teams including construction, sales, and customer operations
  • Professional engineering license (กว.) is an advantage

Skills & Competencies

  • Strong business acumen with P&L management experience
  • Deep knowledge of horizontal residential construction, quality standards, and regulatory compliance
  • Commercial mindset with experience in sales strategy, pricing, and marketing
  • Exceptional leadership and stakeholder management skills
  • Analytical and data-driven with the ability to synthesize complex information for executive decision-making
  • Strong communication skills in both Thai and English
  • Ability to manage multiple projects and priorities simultaneously under pressure
