What this job involves:
- Supervise the operation of all existing machinery & equipment systems within the project to function normally.
- Prepare an operational schedule of officers to monitor machinery & equipment systems.
- Explore service life, maintenance period, and prepare system maintenance plans. All machinery, equipment of the project will be supervised & being operated as a highest efficiency in operation.
- Check to ensure that the maintenance plan is carried out or as specified by the manual and operational plan.
- Control disbursement monitoring spare parts equipment, make a list of spare parts equipment and request approval to purchase enough additional equipment for use.
- Monitor, maintain and control the efficient use of utilities. Monitor saving according to the measures of the government's authority or the employer.
- Formulate a plan and implement the energy conservation as well as control energy consumption to meet a certain criteria level.
- Coordinate with departments, organizations, companies, or other government agencies involved in various engineering system tasks to achieve the planned requirements.
- In case of finding that there is any risk of damage or initial damage or defects to the engineering system or machinery & equipment performs a cause analysis to propose solutions and solutions to inform the supervisor right away.
- Coordinate and manage the operation of sub-contractors or system maintenance contractors including a service maintenance contracts that need to be carried out for a various building operational systems and general support system for the project.
- Receive a service request for repairing notices from tenants and be ready to take quick corrective action or coordinate with the employer for taking any corrective action as soon as possible in case they are unable to do so themselves.
- Complete a historical records of work order, maintenance, and repair of indoor system work, as well as functional chart how to switch on and off for machinery or systems, as well as precautions instruction installed in front of switch controls or machinery, equipment, etc.
- Provide an advice and training for engineering staff such as building service engineers, senior technicians, technicians in technical, repair, replacement, and maintenance of equipment.
- Coordinate with operations managers / purchasing managers, office managers to provide various project operations, convenient, smooth, and efficiency in building operation.
Requirements:
- Male, Bachelor's degree in Electrical or Mechanical Engineer or related field.
- At least 5- 10 years experience in project management, electrical equipment, and mechanical management in property & facility management or in related real estate business field.
- Knowledge of electrical & mechanical in building operational systems.
- Proven & knowledge of electrical & mechanical for building maintenance including provide support management of building & equipment maintenance schedules, budgeting, and budget variance reports.
- Ability to read and understand mechanical & electrical schematics.
- Provide accurate and timely reporting of work orders and maintain Service Level Agreement above minimal requirement.
- Excellent time management skills and ability to multi-task and prioritize work.
- Able to meet tight deadlines and produce accurate and detail work with quick turnaround.
- Attention to detail and problem-solving skills
- Strong organizational and planning skills and ability to build & maintain effective working relationships with internal and external personnel.
- Proficient in MS Office or Auto-CAD or Bimbery will be advantage.
- Good verbal and written communication skills
