Leasing Strategy & Portfolio Planning

  • Develop and execute the annual leasing business plan & budget, including NLA targets, rental revenue projections, and occupancy rate KPIs across the retail portfolio.
  • Formulate tenant mix strategies aligned with positioning, catchment demographics, and competitive benchmarking of comparable retail destinations.
  • Lead pre-leasing campaigns for new mall developments from concept stage through to Temporary Occupation Permit (TOP) and opening.
  • Drive lease renewal and asset repositioning strategies for stabilised malls, with a focus on improving GTO rent and tenant quality.
  • Oversee the conceptualization of A&P activities & marketing events.

Tenant Acquisition & Relationship Management

  • Identify, prospect, and negotiate with tenants; lead negotiations for major leases, renewals, relocations, and tenancy restructuring.
  • Maintain a strong network of relationships with regional and international retail brands, franchisors, and master licensees operating in the region.
  • Lead all commercial negotiations for Letters of Intent (LOIs), salient terms, and lease agreements in collaboration with Legal department.
  • Act as the primary relationship owner for strategic tenant accounts, managing escalations, lease renewals, and expansion discussions.

Commercial & Financial Performance

  • Own the leasing P&L, including base rent, service charge recovery, GTO rent, and fit-out incentive management.
  • Prepare and present leasing pipeline updates, revenue forecasts, and occupancy reports to the MD, Asset Management and Group CEO as required.
  • Evaluate and recommend lease incentive structures, rent-free periods, and capital contributions within delegated authority limits.
  • Monitor tenant sales performance data and conduct regular retail health reviews to proactively manage underperforming tenants.

Market Intelligence & Asset Positioning

  • Track retail market trends, consumer behaviour shifts, and competitor performance across Singapore's key retail corridors and suburban catchments.
  • Liaise with relevant government bodies on zoning, masterplan considerations, and retail use intensification where applicable.
  • Advise on retail configuration, unit sizes, and trade category allocation during design development of new or redeveloped retail assets.
  • Benchmark the portfolio against comparable regional malls and provide strategic recommendations to enhance competitive positioning.

Team Leadership & Stakeholder Management

  • Lead, mentor, and develop a high-performing leasing team.
  • Partner with the Project, Facilities Management, Legal, and Finance teams to ensure seamless project execution and operations of retail spaces and malls.
  • Provide regular briefings and strategic recommendations to senior leadership on leasing market conditions and portfolio outlook.

Requirements

  • Degree in related Real Estate, Business, Marketing disciplines
  • Postgraduate qualification (MSc Real Estate, MBA) or professional membership (SISV, RICS) is an advantage
  • At least 10 years experience and track record in managing retail mall/ integrated buildings
  • Substantial team/ department leadership experience
