The Project Manager, Asset Enhancement (AEI) is responsible for overseeing the planning and execution of renovation and asset enhancement works, ensuring delivery aligns with approved scope, timelines, budget, and quality standards. The role ensures effective coordination across stakeholders while minimizing disruption to ongoing operations.

As a Project Manager, Asset Enhancement (AEI), We Rely on You To

  • Lead and manage renovation and asset enhancement projects from planning through construction, completion, and handover
  • Act as the primary on-site representative for the owner, coordinating consultants, contractors, suppliers, government authorities, hotel operators, and corporate stakeholders
  • Monitor project progress, budgets, quality standards, and compliance with corporate, contractual, and regulatory requirements
  • Manage contractor and consultant performance, ensuring timely delivery and adherence to agreed specifications
  • Maintain strong relationships with hotel operations teams and end users to minimize disruption in live or partially operational environments
  • Review and administer project submissions, proposals, instructions, certifications, and contractual documentation
  • Conduct regular site inspections to ensure works comply with approved drawings, specifications, and quality standards
  • Prepare progress reports, identify project risks and critical issues, and recommend solutions.
  • Assess and recommend progress payments, variation claims, and contractor deliverables
  • Manage project close-out activities, including snagging, defect rectification, handover, and completion of as-built documentation, O&M manuals, and warranty records
  • Maintain comprehensive project records for cost control, reporting, and final account settlement

We Are Looking for Someone With

  • Degree in Construction Management, Architecture, Structural Engineering, or a related discipline
  • 12–15 years of project management experience in large-scale renovation, refurbishment, or construction projects, preferably within hospitality or premium commercial developments in Thailand
  • Proven experience delivering hotel projects within live or partially operational environments
  • Background in client-side, consultancy, developer, or project management organizations is highly desirable
  • Good knowledge of local building regulations, hotel licensing requirements, and construction practices
  • Expertise in project scheduling, cost control, contract administration, risk management, and claims handling
  • Demonstrated leadership experience managing multidisciplinary project teams and external stakeholders
  • Excellent communication, negotiation, stakeholder management, problem-solving, and strategic planning capabilities
  • Proficient in Microsoft Office, Microsoft Project, and AutoCAD
