Job Description

About the role:

The Senior Operations Manager will oversee and ensure the effective operation of our properties. This role is key to maintaining a safe, functional, and efficient environment for shoppers and tenants. The Senior Manager will assist Managing Director to lead the operation teams, manage vendor relationships, and ensure compliance with health, safety and regulatory standards.

Responsibilities:

  • Provide strategic direction and leadership to all operations teams across the company's portfolio, including property management and site operations
  • Oversee day-to-day operations of all properties to ensure optimal performance, high service standards, and compliance with regulatory requirements
  • Review, improvise/develop and implement operational policies, SOPs, and best practices for efficient operations of company's properties
  • Drive operational efficiency and cost management initiatives, including budgeting, forecasting, and resource allocation without compromising on safety and quality
  • Monitor and analyse key performance indicators (KPIs) to evaluate operational effectiveness and identify areas for improvement
  • Lead, mentor, and develop operations teams
  • Oversee vendor and contractor management to ensure quality service delivery, cost competitiveness, and compliance with contractual obligations
  • Ensure all properties adhere to statutory regulations, safety standards, and company policies
  • Lead crisis management and business continuity planning across all sites
  • Support asset enhancement initiatives (AEIs), upgrading projects, and taking over of new properties from an operational perspective

Requirements:

  • Degree in Engineering (Electrical or Mechanical), Building, Facilities Management, or related fields
  • Strong M&E knowledge
  • 15 years of experience in operations or facilities management, preferably in retail malls or commercial buildings
  • At least 5 to 8 years in a leadership role
  • Exhibit strong leadership, people management, communication and interpersonal skills
  • Able to work independently and to interact with people of all levels
  • Able to work within tight timelines, and is resourceful and systematic in resolving problems
