Job Overview:

We are seeking a strategic and results-driven Construction Manager to lead our construction department. Based in Bangkok or Pattaya, you will oversee the entire construction portfolio across our expanding locations. This is a leadership role focused on high-level project governance, financial oversight (CAPEX/OPEX), and the successful delivery of premium commercial spaces.

You will be responsible for defining construction standards, managing high-level contractor relationships, and ensuring that the company's expansion goals are met through efficient project lifecycles.

Key Responsibilities:

• Lead the full project lifecycle from initial bidding and contractor selection to final renovation and maintenance.
• Take full ownership of CAPEX and OPEX management. Drive cost-efficiency through strategic sourcing and rigorous budget monitoring without sacrificing the brand's luxury standards.
• Supervise Site Engineers and external project teams, providing technical guidance and ensuring accountability across all active sites in BKK and Pattaya.
• Collaborate directly with the Design Department to ensure brand consistency and with Location Expansion to align construction timelines with lease agreements.
• Develop and implement standardized construction protocols, safety manuals, and quality checklists to be used across all new store launches.
• Identify potential construction risks or delays early and implement mitigation strategies to ensure projects are delivered on schedule.
• Build and maintain a robust network of premium contractors and suppliers, negotiating long-term contracts to ensure quality and reliability.
• Work closely with the Project & Setup Department to ensure a seamless transition from construction site to operational business, ensuring all systems (including IT integration) are fully functional.

Qualifications:

• Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related field (equivalent practical experience will also be considered).
• Minimum 4 years of experience in construction, fit-out, or project management, preferably within retail, F&B, or HoReCa environments.
• Proven experience managing 2–4 concurrent projects, particularly small-format retail spaces ranging from 60–250 sqm.
• Strong knowledge of Bill of Quantities (BOQ), contractor/vendor management, site supervision, and quality control inspections.
• Fluent in Thai with intermediate English communication skills for effective coordination with international management teams.
• Possession of a valid driver's license and willingness to travel regularly between project sites on a daily basis.
