Position Summary:
The Building Communication & IoT Systems Maintenance Manager is responsible for the maintenance, performance, and continuous improvement of all communication and IoT-based building systems across high-end real estate and luxury retail properties. The role ensures seamless operation of modern building technologies to support safety, security, operational efficiency, and premium customer experience.
Key Responsibilities:
System Maintenance & Operations
- Manage the upkeep and reliability of all communication and smart building systems, including:
- Public Address (PA) Systems
- Intercom & Video Intercom
- CCTV & Video Analytics Systems
- Access Control (card, biometric, mobile)
- Fire Alarm Communication Interfaces
- Building Management System (BMS) and Automation
- IoT-based sensors (e.g., air quality, temperature, occupancy, lighting)
- Smart Energy Meters and IoT-integrated utility monitoring
- Conduct routine preventive maintenance and diagnostics to minimize downtime.
- Troubleshoot and resolve system alerts and malfunctions in a timely manner.
IoT & Smart Building Technology Integration
- Oversee the deployment and integration of IoT devices with existing building systems.
- Collaborate with IT and smart building vendors to maintain secure and reliable connectivity.
- Analyze data from IoT devices to improve energy efficiency, predictive maintenance, and tenant comfort.
- Ensure IoT systems are scalable, secure, and future-ready.
Project & Vendor Coordination
- Supervise contractors and vendors for system installations, upgrades, and integration projects.
- Ensure all work adheres to high-quality standards, especially for luxury property aesthetics and operations.
- Review system design proposals to ensure compatibility with existing infrastructure.
Compliance, Safety & Documentation
- Ensure compliance with local building codes, safety regulations, and industry best practices.
- Maintain complete documentation for all systems, configurations, licenses, and service records.
Team Leadership & Training
- Lead and develop a team of technical engineers and support staff.
- Provide training for internal staff and tenants on system usage, safety protocols, and emergency procedures.
Budgeting & Reporting
- Manage maintenance budgets and resource allocation.
- Prepare performance reports, incident logs, and system analytics dashboards for management.
Qualifications & Requirements:
- Bachelor's degree in Electrical Engineering, Telecommunications, Electronics, IT, or related field.
- Minimum 7 years of experience in communication systems, IoT technology, or smart building maintenance; 3 years in a managerial role.
- Proven experience working in luxury commercial, hospitality, or retail properties.
- Strong understanding of IoT platforms, protocols (e.g., MQTT, BACnet, Modbus), and device integration.
- Knowledge of cybersecurity principles related to building systems and IoT infrastructure.
- Experience with BMS, ELV systems, or smart energy management tools.
- Strong leadership, analytical, and communication skills.
