Job Description
Position Overview
The Maintenance Supervisor oversees the daily maintenance operations of a facility or portfolio of properties, ensuring all building systems, equipment, and physical infrastructure operate efficiently and safely. This role manages maintenance staff, coordinates repairs, implements preventive maintenance programs, and ensures compliance with safety regulations and building codes.
Key Responsibilities
Team Leadership & Management Supervise, train, and evaluate maintenance technicians and staff. Assign daily work orders, schedule shifts, and ensure adequate coverage for emergency situations. Conduct performance reviews and provide ongoing coaching to develop team capabilities.
Maintenance Operations Oversee preventive and corrective maintenance of HVAC systems, electrical systems, plumbing, fire safety equipment, elevators, and building automation systems. Prioritize and dispatch work orders efficiently. Respond to emergency maintenance issues and coordinate after-hours service calls.
Vendor & Contractor Management Coordinate with external contractors for specialized repairs and major projects. Obtain bids, review proposals, and ensure quality workmanship. Maintain vendor relationships and ensure compliance with contract terms.
Budget & Cost Control Assist in developing and managing the maintenance budget. Monitor expenses, approve purchases within authority limits, and identify cost-saving opportunities. Maintain inventory of parts and supplies.
Compliance & Safety Ensure all work complies with local, state, and federal regulations including OSHA standards. Conduct safety inspections, maintain required documentation, and ensure staff follow proper safety protocols. Coordinate required inspections and certifications.
Documentation & Reporting Maintain accurate records of maintenance activities, equipment performance, and building systems. Generate reports on maintenance metrics, project status, and budget performance. Update maintenance management systems regularly.

Required Qualifications
- High school diploma or equivalent required; Associate's degree in facilities management, engineering, or related field preferred
- 10+ years of hands-on maintenance experience in commercial or industrial facilities
- 5+ years of supervisory or lead technician experience
- Strong knowledge of building systems (HVAC, electrical, plumbing, life safety)
- Valid driver's license and reliable transportation
- Relevant trade certifications (HVAC, electrical, or plumbing license preferred)
- Proficiency with computerized maintenance management systems (CMMS)
- Building automation system experience
- Project management capabilities
- Strong troubleshooting and problem-solving skills
- Excellent communication and customer service abilities
- Ability to read blueprints and technical drawings
- Flexibility to respond to after-hours emergencies
