Job Description
CBRE Hotels provides a full-service offer to clients and investors with business lines covering Valuation, Brokerage, Feasibility Studies, Operator Selection and Asset Management.
About the role:
We are looking for an Assistant Manager / Manager - Analyst to support the CBRE Hotels & Hospitality investment sales and advisory team in obtaining and executing brokerage mandates. Conducting and documenting moderate level hotel financial analysis, as well as researching and writing business development and property marketing documents.
What you'll do:
- To conduct real estate analysis on a broad spectrum of hotel and serviced apartments assets, including all segments of the industry throughout Thailand.
- To gather appropriate research data, financial reports, third-party studies, and other due diligence materials such as title deeds in accordance with project requirements.
- To conduct field visits of properties and submarkets.
- To analyse gathered data and interpret it in the context of the project (e.g. reconcile hotel financial statements, prepare income summary statements, and benchmark property financial performance against proprietary databases and/or field research).
- Through discussion with supervisor and colleagues, prepare appropriate financial projections for review using both the proprietary models and/or excel spreadsheets.
- To conduct investment analysis for hotel properties utilizing various methodologies such as Discounted Cash Flow, Direct Capitalization, Cost, and Sales Comparison approaches.
- In conjunction with supervisor, to produce well-written and persuasive sections of proposal documents and marketing materials.
- During the course of an asset sale process, to organize and facilitate the distribution of specific due diligence materials to potential buyers.
- Present preliminary information about hotel opportunities to potential buyers and to answer basic questions about due diligence materials.
- To maintain appropriate contact with clients through the preparation of regular reporting documents during marketing efforts as required.
- To track client intelligence via the maintenance of various internal databases.
- To engage in operator selection processes, with a particular focus on RFPs, and HMA terms and conditions.
What you'll need:
- Bachelor's or Master's degree in any related fields.
- Experience in hotel P&Ls, financial analysis, or revenue management would be advantageous.
- Requires strong analytical and quantitative skills and ability to comprehend, analyse and interpret complex financial information and transactions.
- Knowledge of hotel financial statements, as well as real estate valuation terms and concepts, strongly preferred.
- Ability to effectively present information in written and verbal form to clients, both internal and external and ability to provide efficient, timely, reliable and courteous service to customers.
- Ability to maintain and update industry knowledge for use in project-related work and professionally represent the firm as international experts in hospitality.
- Knowledge of Microsoft Excel and PowerPoint.
- Strong organization skills and must be detail-oriented, able to multi-task and work on multiple projects.
- Excellent written and verbal communication in English is required.
