About the Role

We are seeking an experienced Sales Director with a strong background in industrial estates, industrial land sales, and utility services to lead our Land & Utility Sales strategy across domestic and international markets.

This is a high-impact leadership role suited for someone who is strategic, influential, and capable of driving large-scale (mega) deals with foreign and corporate investors.

Key Responsibilities

  • Develop annual and quarterly sales strategies in collaboration with leaders across related teams.
  • Lead and manage domestic and international sales teams, ensuring effective pipeline management, lead conversion, and execution of recovery plans.
  • Oversee negotiations on land pricing, discounts, payment terms, and utility packages for major clients.
  • Deliver compelling sales presentations with strong commercial arguments to close major B2B deals.
  • Manage leads from marketing campaigns, exhibitions, and digital channels to maximize conversion.
  • Build and maintain strong relationships with government agencies, private sectors, agents, and consultants both locally and internationally.
  • Handle high-impact customer issues and support customer service teams in resolving disputes.
  • Share updates on investor incentives, BOI privileges, global trends, and new technologies with the sales team.
  • Work with Marketing to define communication strategies, content direction, and channel focus.
  • Provide strategic input to project teams on product improvement and utility development to stay competitive.

Qualifications

  • Bachelor's degree in any related field.
  • More than 10 years of sales experience, ideally in industrial real estate, industrial land sales, utilities, or B2B industrial sectors.
  • Strong knowledge of company setup processes, BOI investment incentives, and industrial estate operations.
  • High-level proficiency in Chinese, with good English communication skills.
  • Excellent presentation, negotiation, and stakeholder management skills.
  • Strong communication, problem-solving, emotional intelligence, teamwork, and relationship-building capabilities.
