Job Description

Role Overview:Cubic & GymX are entering an exciting phase of growth both locally and internationally.

We are seeking a strategic, results-driven professional to spearhead our expansion efforts with an immediate focus on launching two new Cubic high-performance social clubs annually starting in 2026, beginning with Seoul and Shanghai, as well as new GymX studios across Thailand and global markets.

This role owns the full-cycle business development process from market research and site sourcing, to partnership development, financial forecasting, and launch coordination ensuring each new location is strategically selected, commercially viable, and flawlessly executed.

You will work cross-functionally across departments and geographies, driving high-impact growth initiatives from concept to handover.

Key Responsibilities:

1. Market Research & Opportunity Analysis

  • Conduct detailed analysis on target cities (starting with Seoul and Shanghai) according to Evaluate: fitness trends, pricing, labor laws, rental/construction costs, company registration and tax law.
  • Submit formal feasibility and go/no-go reports.

2. Site & Location Sourcing

  • Identify at least 3-5 viable site options per market.
  • Evaluate based on visibility, traffic, demographics, and brand fit.
  • Coordinate with landlords, brokers, and developers.

3. Local Partner & Stakeholder Development

  • Build strategic relationships with local stakeholders (KOLs, JV partners, landlords).
  • Present and close partnership proposals.
  • Manage documentation with legal and finance teams.

4. Feasibility Study

  • Prepare full 3+ year P/L forecasts including highly accurate and detailed:
  • Revenue models specific to the location (if any).
  • CAPEX budget forecasts for research to design, construction fit out and equipment.
  • OPEX budget forecasts for all running costs and overheads to marketing and staffing and utility costs.
  • Collaborate with finance to model ROI and breakeven points.
  • Maintain 5% variance from approved budgets

5. Launch Planning & Handover

  • Develop end-to-end execution timeline for each project
  • Coordinate across departments for design, construction, marketing, and pre-sale
  • Handover completed location to sales/operations team

Qualifications:

  • Bachelor's degree in Business, Finance, International Business, Real Estate, or a related field.
  • 5+ years of experience in Business Development, Market Expansion, or Corporate Development, ideally within fitness, retail, or lifestyle brands.
  • Proven experience managing endtoend expansion projects: market research, site sourcing, feasibility, and launch execution.
  • Strong analytical skills with ability to build financial models (CAPEX/OPEX, ROI, breakeven).
  • Strong negotiation and relationshipbuilding skills with landlords, partners, and stakeholders.
  • Experience working with crossfunctional teams across multiple markets.
  • Excellent communication and presentation skills; fluent in English (Korean/Mandarin is a plus).
  • Highownership mindset, resultsdriven, and comfortable working in fastgrowing environments.
  • Willingness to travel internationally.
